Speaker 1

10:07

Please go ahead.

Speaker 2

10:09

Hi, everyone.

10:11

We have one action item today and one discussion item.

10:16

Great.

10:19

So our only action item is to review and approve a sketch plat located within the ETJ area, combining two residential lots into one.

10:29

That's at 2630 Lookout Mountain Road, and staff recommend approval on the basis that it meets the criteria outlined in the ETJ subdivision ordinance and Lawrence County Zoning District standards for the A1 zoning district.

10:44

So it's a pretty simple plat.

10:48

It's within the ETJ area.

10:51

It's under Lawrence County zoning.

10:52

So A1, track three includes one existing residence, two garages, and two sheds.

10:58

Track three is on the left

Unassigned speaker

11:00

side of

Speaker 2

11:01

the plot.

11:02

And this is the proposed plot that you all had in your packets, which combines a 40 next to

Unassigned speaker

11:07

it

Speaker 2

11:08

with track three.

11:09

There's existing private septic and well system that services the property,

Unassigned speaker

11:13

and

Speaker 2

11:13

there's existing access to lookout mountain roads.

11:15

So no additional accesses are proposed.

11:19

So in terms of our subdivision ordinance, they have access to the street, they have access to frontage on

Unassigned speaker

11:26

the

Speaker 2

11:27

improved road to the standards of the ETJ, and they're planning right away outside of their property, which is something that the ETJ subdivision ordinance requires that you plot it separately.

Unassigned speaker

11:37

And

Speaker 2

11:38

it meets the minimum lot size requirement for A1 zoning, which is 40 acres.

11:43

Staff recommend approval of the sketch plot as presented.

11:47

If it was approved by the planning commission today, they would move forward with a minor plot application, which would come to the planning commission for recommendation and then to city council with a public hearing for final determination.
