It includes several maps, the applicants' application materials, the preliminary plat that's being proposed, um, and then the city's determination of completeness, notice of application, CEPA, MDNS determination, and the applicant's CEPA checklist, certificate of transportation concurrency from public works, um, a few agency comments.

I received one, two, three, four, five, six, seven, seven different agency comments, I believe, as well as three different public comments, and then the last exhibit mentioned is the notice of public hearing.

I'll be presenting a brief overview of subdivision 2026, 0004, otherwise known as 602 South Progress Subdivision.

So we'll start with the vicinity map.

The lot is situated between Sixth Avenue and Progress Road.

Subdivision 2026, 004, 602 South Progress Subdivision is 1.91 acres as it stands.

It's currently undeveloped.

The applicant proposes a 12-lot subdivision, which will include a new public street, Sixth Avenue.

So on-site improvements will include on Progress Road, 15 foot of asphalt section from the street center line to the edge of the gutter, a two-foot wide gutter, ten foot wide drainage swales, and five foot wide sidewalks, as well as street trees.

On Sixth Avenue is required to have full improvements, including curbs, gutters, sidewalks, and street trees.

So the proposal was reviewed for compliance with RCW uh Spokane Valley Comprehensive Plan, Spokane Valley Municipal Code, and Spokane Valley Street Standards.
