- 2025-17-MIN (Resubdivision of 197 Kerry’s Pointe West): The request was a revised resubdivision of one lot into three lots (975B, 975C, 975E) on Kerry’s Pointe West. The department recommended approval, stating that all lots meet minimum area and geometric standards. Lot 975B appears landlocked but is accessible via Kerry’s Pointe Lane, a parish-maintained road. The irregular shape of lot 975E was deemed acceptable due to the alignment of the lane and the sunset levy. The commission approved the request unanimously.
- 2025-13-R (Change of Zoning from R-3 to C-3): The request was to rezone Lot 15-A, Block 6, Mosella Subdivision, from R-3 to C-3. The department recommended approval, stating that the property is in a commercial corridor and the R-3 zoning was originally a spot zone created in 2019. The department found that C-3 zoning is more appropriate for the area and meets the second and third guidelines for rezoning. If you would please silence uh all cell phones for the duration of the proceeding and please remove all hats, we will stand for a moment of silence followed by the Pledge of Allegiance. Pledge allegiance to the United States of America. And to the Republic for which it stands one nation. Okay, I think first on the agenda we have a postponed case. Um I have a motion to bring case twenty twenty-five dash fifteen dash my back to the agenda. Motion Carl Mar. Second by price. And that passes unanimously. First in the agenda is 2020 15-15 dash MIM requested by Laurie DeLon for a resubdivision of one lot into two. 113 Vernon Lane Parity Zoning District R1AM Council District 4. This request is a resubmital of a subdivision that was previously denied by the planning commission on August 7th, 2025. The proposal remains unchanged and seeks to divide lot X into X1 and X2. While both proposed lots meet the minimum area with and setback requirements for R1AM zoning, the subdivision fails to meet geometric standards related to lot arrangement. Although the applicant requested a waiver from the arrangement requirement, the department cannot support it because lot X and adjacent lots W and Y are under common ownership and there is a feasible opportunity to reconfigure the parcels to create lots with proper street mortgage. I started this last year with the Favilars. I spent I gave them ten thousand dollars for the property, had to pay two thousand dollars to have the subdivision subdivide done by a company. And if I had known then what I know now, I never would have started it. So I'm on I'm retired. Um as far as the land being landlocked, I don't see how. It's family. So 105 and 113, I thought it was sold to not family. To who? So we're both under the same ownership. It's different ownership, correct? Yeah. No, the whole property is owned by the Favilar is Gina and uh Cyril. One lot one so the address one thirteen and the lot next to Weissner Street. Yes. There's three there's three different properties. The w the one where Cyril lives, I think it's one oh five, I'm not sure. Um the one that I'm on, the one thirteen, and then in the back, my son lives on a separate property. Okay. And there's no way for us to consider this as like a family subdivision because it's under different ownership, even though it's the same family. It's a zoning uh I think it's openly different for this family. Yeah. Okay. Anything else to add? Yeah.
