First item on the agenda is 2026-1-MIN requested by ICG Investing LLC and Blake Laureal for resubdivision of two lots into two. 313 and 315 River Edge Drive and Boot T zoning district R1A Council District 4. So this request is just a lot line shift. Proposed lot 26A1 meets the requirements of the R1A zoning district and the geometric standards. Proposed lot 25A1 does not meet geometric standards specifically with, which with states the lot with at the minimum building setback line shall not be less than that specified by the St. Charles Parish Zoning Ordinance. The minimum minimum width in the R1A zoning district is 60 feet, and this property is proposed at 48.74 feet, which it means it's deficient by 1.26 feet. A waiver was requested for the width requirement, and the department does not um object to it. An existing structure slated for removal failed to structural analysis, and although a demolition permit was issued, remains on site. At this time, we'll open the public hearing for 2026-2-MIN.
