All right, on to agenda number five.

Public hearings.

Agenda item 5.1 is a request for approval of a tentative map to create a 21 lot subdivision for the development of 20 single family dwellings and public park at 2955 Juliet Road.

APN number 173007.

First of all, I would like to know if there's any commissioner disclosures.

Okay, good evening, uh Chair Mallet and Commissioners.

Mike McDowell, Community Development Department.

So as you indicated, we have a request for a subdivision of 21 lots at 2955 Juliet Road.

So the location of this project, it's what we consider to be in Phill, even though it does have uh vacant area, land area to the north, but it is surrounded on three sides by development.

As you can see on the map, um, you have Juliet Road just to the south, which is the south boundary of the project, and then there's also existing subdivisions with street stubs to the project.

So Susan Way is one of the streets that's stubbed on both sides of the project.

The the following is designation in the general plan for the project area.

As you can see, it's yellow, and that's considered low density residential, and that's perfectly appropriate for what's being requested is single family housing in conformance with the general plan.

The following is a zoning map for the same project location site, and it does also represent yellow per the zoning coloring for zoning, which is also low density uh resident or residential low density uh by zoning, and again, it is consistent.

You can see there's some areas on this map that are not colored, and they show just the the land space.

That area is county, and that's why it's not represented on the zoning map, is because today it doesn't have any zoning.

When you're in the county, it has its own zoning through the county, but it doesn't have any city zoning.

That's all we're representing on this map is city zoning.

So project entitlements.

Uh, they're requesting a tentative map, and we're required to make findings as most of you commissioners are aware that we have to make findings on most uh discretionary types of applications.

So we have findings that are contained in the resolution in the staff report for the tentative map and supplemental findings required as well for this decision.

There's also floodplain management uh findings in this case.

In this case, it's not in a floodplain, or it's not even in the uh 200 gear floodplain, the SB5 200 year floodplain.

It's it's actually in shallow flooding area.

And then we also have to make findings for CEQA, the California Environmental Quality Act.

So the following is the map, and it's also contained in your staff report, but it shows the layout of the project.

They're proposing a street, it's a cul-de-sac to serve the majority of the lots proposed.

They are showing four lots that are going to be served off of Juliet Road, which is already something that that's been established along Juliet Road where you do have housing fronting on to Juliet Road.

And then you can also see as far as they're gonna be constructing a portion of Susan Way that I indicated, it's closing the gap between the two sides where Susan Way's already been constructed.
