But again, the project before you tonight is the Asano tentative subdivision map located at 4849 Carolyn Weston Boulevard.

This is an approximately 44-acre site uh just south of Carroll and Weston intersection with Henry Long and just east of the San Joaquin River as shown in the PowerPoint slide in front of me.

Now, this is part of the Western Ranch subdivision, which primarily consists of low density single family detached housing.

This is the general plan map showing the site in relation to the surrounding low density res or low density general plan designation.

And there is a zoning map that shows the zone that complies with that designation, that is residential low density.

Again, single family detached lots.

Um it has primarily been used for light agricultural row crops, um, and it's currently undeveloped and it's been sitting there for some time.

So the proposed map is actually going to subdivide two parcels totaling about 44 acres into about 224 lots.

About 211 of those lots will be for single family detached housing with ranges uh lots ranging from 45 to 5,000 square feet consistent with the surrounding area.

It will also include 13 common lots consisting of open space, a drainage basin, a small neighborhood park, and then some additional roadway and trail connections.

What the map will actually do is there's an existing trail line with a class one.

It'll connect that line, which is currently blocked right now.

It'll also provide a 10-foot multi-use trail going east to west to connect that class one to another class one within the PGE easement on the east side of the property.

So you'll kind of have that north-south-east-west connection.

We've also worked with the applicant to satisfy the park requirement by placing a neighborhood, almost tot lot, if you will, next to the class one basin and the multi-use trail.

Um, this is consistent with our standards.

Although the park size did not come fully aligned with our zoning requirements for park size, the applicant did agree to either pay an in-loof fee to make up the disk difference.

It's about 0.0 or 0.4 acres, or construct the on-site improvements to help the city out if the on-site improvement construction cost is less than the in-loo fee.

So that's a condition of approval moving forward.
