6:52 We own a stand at the state fair where we raise our money that goes uh all the proceeds go to you.
7:01 So it's a great place to go and uh during the state fair to uh have a beer.
7:05 We serve sliders that are pretty popular too.
7:08 Uh it's the cheapest place you can buy beer at the state fair.
7:12 Uh I think we were grandfathered in, and we'll always kind of have that uh I guess better fit because uh all of our proceeds go to charity.

9:18 And for those of you joining us for the first time or joining us on YouTube for the first time, uh, for any of our ordinances, we have three readings.
9:25 Our first reading, we have a staff report introducing us and the public to what is before us.
9:28 Our second reading the next week, we have a public hearing where we can take testimony on the item and learn more about what the public thinks about it.
9:28 And then the next week or sometimes subsequent weeks, if we need more time, the item is before us to finally vote on and adopt.
9:42 So today, since this is a first reading, we will have a staff report.
9:46 Council President, Council members, good afternoon.
9:48 My name is Stefan Duarte Breen.
9:50 I'm a planner with the Planning and Economic Development Department, and I'm here to present on this zoning application for a rezoning of property at 213 Bates Avenue from H2 residential to T1 traditional neighborhood.
10:09 The property proposed to be rezoned is located at 213 Bates Avenue in the Dayton's Bluff neighborhood and board seven.
10:20 Surrounding land use in the area includes a mix of single family, multifamily residential, and uh commercial uses in the area.
10:34 So again, the application is to rezone 213 Bates Avenue from H2 residential to T1 traditional neighborhood.
10:42 And a few findings here that the proposed T1 zoning is consistent with the comprehensive plan.
10:49 The 2040 comprehensive plan designates the parcel as urban neighborhood, which calls for primarily residential areas, as well as limited neighborhood serving commercial.
11:02 And the T1 zoning allows for a mix of housing types and neighborhood serving commercial.
11:15 Additionally, the following policies from the 2040 comprehensive plan apply policy LU6 to foster equitable and sustainable economic growth by facilitating business creation, attraction, retention, and expansion.
11:30 Policy LU7, use land use and zoning flexibility to respond to social, economic, technological market and environmental changes, conditions, and opportunities, as well as policy LU 36, promoting neighborhoods serving commercial businesses within urban neighborhoods that are compatible with the character and scale of the existing residential development, and policy HP 15 from the historic preservation chapter.
11:58 Utilize historic and cultural resources to foster economic development, prevent or minimize displacement of area residents and businesses.
12:09 And the rezoning contributes to orderly and predictable development.
12:14 The T1 traditional neighborhood zoning district permits a range of residential and low intensity commercial uses, such as barbers and beauty shops, bakeries, coffee shops without drive-throughs, artist studios, general retail under 5,000 square feet, and general office that are complementary to the mix of multifamily residential and single family residential in the area, as well as the nearby commercial uses, some of the nearby commercial uses include home a home goods store across the street, an auto service garage down the block, and uh bakery and convenience store within three blocks.
12:59 Based on the findings, staff recommends approval of the rezoning of 213 Bates Avenue from H2 residential to T1 traditional neighborhood.
13:09 And some history with the zoning case, the District 4 Planning Council did not submit a letter of recommendation.
13:16 We received two letters in support of the rezoning and zero letters of concern and opposition.
13:23 And at Planning Commission, they voted to recommend approval 7-0 to send to this body, and one person spoke in favor.

16:20 We'd like to be able to reach, you know, the parents whose children have parted away from them or people who have lost their items and we're making those announcements.

23:47 Um, from here on now, it was launched by the Greater East Side Community Council along with many uh community partnership organizations, and that they are launching a series of summer events for June.

24:07 So for this upcoming Saturday, they're having DJ Hunter Quinn there.
