Uh I've had a couple of uh residents ask me questions, and hopefully they're tuning in.

And uh and it and the the two issues, uh they aren't issues.

Uh the two questions were first of all looking at 163rd and what has been uh spoken about in terms of planning for service or for gas stations starting at Joe Max and going down to Grand of announcements coming up.

Uh their question was um how how do you determine that there's a gas station needed in that area?

And you may not have an answer to that, but uh when they asked me, I explained to the citizens that uh it's that the the city doesn't regulate what type of business goes in where we're much more interested in that it uh conforms with ordinances for the zoning there.

Uh and I didn't know how to answer that question.

So I don't know if any of the folks in the audience uh that are here uh could answer that.

Yeah, I'm Matt Stevenson.

I'm one of the owners of the property.

Uh so I am not the developer for the ultimate uh project of Terribles gas station, but we work really closely with them.

Um and so I can uh give you a little bit of information about what their thoughts are on that competitive nature of gas stations in the area.

And the way that they've explained it to us is that they they don't uh they don't take into account really the saturation of of gas stations in an area because their product is so different from most of the other products out there.

So they're kind of uh I mean I I I won't I won't say that they're on Bucky's level, but they're they're uh they're kind of like a step above a QT.

So you know it's it's a really really premier high-end uh gas station where people can actually go and have other services other than filling up their car.

So they don't uh mind if there's a chevron up the street or a circle K down the street.

Um it's a different product, plus there's a car wash attached to it.

So uh when I've asked them about that same question, that was the response that they gave me.

Uh there's a lot of the community uh in that area uh is rural residential, and they have uh trailers, uh horse trailers and other vehicles, uh some uh some of that type of equipment.

Um has there been any planning in terms of this service station in terms of being able to service that population in terms of turning radiance and widths and things of that nature.

Um so I believe that comment was raised at the neighborhood meeting, if I'm not mistaken, and and when we were there, I think we uh we explained to that gentleman that that for that type of service, it doesn't fit on that on that parcel um for something that's particular to long trailers and horse trailers, semi-trailers, that type of thing.

Now there is still access for semis to pull through and have proper access to the site, so it can still be done, but in terms of like a dedicated, you know, when you have a a service station that has dedicated trailer lanes, um, it doesn't fit on a small parcel like that.

So there's nothing dedicated for it, but of course, all of the access is still maintained that you can still pull through if somebody really wanted to, they could service uh a vehicle that had a long trailer on it.

It's just not directly set up for that.

You're going to get a lot of folks off of Happy Valley to that location, as well as people from the north come down 163rd and take Happy Valley, avoiding the oh so exciting 163rd and grand.

They, you know, we have a traffic impact analysis that we have to submit, and and then it the city proves that before we can even get to this stage.
