To be frank, I'm in I'm against it, but I represent the LLC, which my sister is the other beneficial interest owner, and she wants to sell.

So for her benefit, we're hoping they just offer us an amazing value because she would love to sell the property.

So you could see that as a landowner and as the manager of the LLC, you know, I'm even have conflicted uh thoughts around it, as perhaps some of you on the commission.

Item number four is a rezoning request, Z seven eight five three.

Um this request was actually initiated by the Tulsa City Council, and it is intended to rezone a small partial, I mean a half acre uh piece of property adjacent to the historic Route 66 village on Southwest Boulevard from RS3 to CH.

Um this is a piece of property that is owned by the City of Tulsa and currently serves as the Route 66 Main Street office.

The intent is for it to be a supporting use for the historical village that's located on the adjacent properties and that are all already zoned commercial.

There was a request to add a gift shop to the existing office located on this property, and it was determined that the zoning had not been sufficient for the uses that were being proposed.

And so the council initiated that change.

Found it consistent with the comprehensive plan, and we've recommended approval of the rezoning.

So we're just coming into compliance here.

I think that over time some pieces of these properties have been acquired by the city to continue to enhance the the area around the historical village, and so this is going to allow those goals to continue and and I think that will ultimately allow more tourist attractions at this location.

Uh item number six is a uh minor plat for a new subdivision called Flat Rock Ridge.

Um the planning commission has actually heard um a preliminary plat for this property prior um previously it was called flat rock terrace um their original preliminary approval expired in February and so they are ready to move forward and get this filed all of the infrastructure is in place um and been released by development services so we can process it as a minor plat which basically means after this meeting uh we can go straight into the signature process with the city council and the mayor um with that uh we recommend approval um a couple notes on the cover page that I sent you an updated uh version it is not three and a half acres it is 78.6 acres um and in addition to that uh staff is not tying any conditions to this request um all of the infrastructure and everything has already been addressed so um we are ready to move forward um and just recommend approval okay any questions for Austin thanks sir is the applicant here are you in agreement with staff recommendation okay we don't have any speakers move approval of item six okay we have a motion by commissioner turner addison a second by commissioner whitlock for the approval of item six per staff recommendation all those in favor opposed and that is approved item number seven Mr Chairman if I could read my feel again these are kind of related developments but uh again in my role of senior advisor for housing in the mayor's office I met with this developer and discuss this project regardless of those discussions I believe I can remain impartial and unbiased and will base my vote in this matter on the information provided and heard at today's public hearing um item number seven is another minor plat for Phoenix at 36th Street North or Phoenix at 36 in what this is is another uh plat this is a multi um or I'm sorry mixed use uh subdivision um so it's the Phoenix at 36th Street North it already has building permits and is constructed uh they were granted an accelerated release similarly to the previous application their preliminary plat um expired um and they're ready to move forward so we do have a release um infrastructure is in place um by the applicant and also there's infrastructure as a part of a capital improvement program um that was put in place so uh staff recommends approval okay any questions for Austin is the applicant here are you in agreement with staff okay thank you we we're interviewed no speakers move approval okay we have a motion by commissioner turner addison a second by commissioner craddock for the approval of item seven per staff recommendation all those in favor opposed and that item is approved um item number eight is a preliminary plat so it has been continued twice um by the commission it is located at the southwest southwest corner of east forty first street south and south 145th east avenue it is a single family subdivision zoned RS5 um I did send an amended staff report today um showing their

I'm the director of development services for the Robson Companies 901 North Forest Ridge Boulevard in Broken Arrow.

Thank you so much for uh granting us the uh additional time to work out some of our details.

One of the things we wanted to do was uh ensure that we were bringing forward the best possible development with the uh most number of units that would meet a variety of housing types and sizes and styles.

What you have in front of you today is the result of the last couple of three or four weeks of revisions.

The major revision is down in the southeast corner of the site.

We did have a uh a portion of the property that was originally going to be a rent-to-own type unit or a book build-to-rent type unit.

Uh that particular uh builder decided that they did not want to be a part of this project.

So we went back to our other developers, our other builders, and they decided we'll take another neighborhood of our small lots.

We have designed this intentionally with all of our most compact lots adjacent to the street and away from the existing developments, and then they gradually get larger.

They go from the uh the smallest ones to the medium-sized ones to the larger ones, the further you move west and the closer you get to the other development.

Uh one of the unique uh aspects of this particular project is we have nearly 20 percent open space thanks to some of the flood areas.

We also have a very large easement.

You'll see along the which was discussed by uh Austin a minute ago, the easement along the easterly uh property line there that is for a future significant transmission line.

I believe it's an 84-inch transmission line that's going to be coming uh through that area.

So we are providing space for the city of uh uh Tulsa to go ahead and provide water to the balance of the city.
