So I have some uh text amendments for you guys.

It's been a little while since you last saw them, but um at admin and policy about a month ago we went through these a lot of sections here that are being amended, however, it's really just the same thing in a lot of sections.

They're all pertaining to townhouses, townhomes.

Um townhouse unit shall be less than one-third wide is as it is deep.

Uh, when we updated the code, that word lot got in there, and you know, as we've been working with developers and sit uh civil engineers, we've realized that that's just you can't do it.

It creates short fat townhouse lots.

It's just it's not lot is not meant to be there, unit is um, so we're essentially changing that word out to to fix it to go back to how it used to be.

And then some minor things like sometimes we use townhouse units, sometimes we use townhouses, so it's just kind of cleaning up the verbiage, really no regulation change there.

Why would a townhouse lot be any more distorted one to three ratio than a townhouse unit would be.

So the the idea is short and fat.

Yeah, so the idea behind it is with the lot itself.

So if you have a 20-foot wide lot, you got to make it pretty deep.

And if you want to increase your your width of the lot, you know, related to your side set your side setback of seven feet on one side and things like that, you're gonna have to increase your depth.

It creates these almost almost square town homes.

When the lot when you have the unit, sorry, the unit being being not less than one third wide as it is deep, keeps it from people coming in and you know, making all these these lots that are super skinny with town homes that are super skinny on them just to get more density.

So it's really just to keep people from utilizing the townhouse, the ability to create townhouses or to develop townhouses to just maximize their density with these little shotgun style townhouse.

You could have a large apartment complex before we do it.

I mean, like an apartment building on is there any ratio that applies to lots?

No, but but the lot can be whatever the town house on right.

We do have lot width minimums and things like that that already pertain to the lot itself, as well as the setbacks.

You know, the setbacks being what 20 feet or whatever from your rear.

As you as you add those things into the development of the lot itself, it distorts the townhouse tremendously using the word lot instead of unit here.

Um we're adding cementitious siding to primary materials, that's like that hardy board siding that you see in a lot of places.

We have footnotes, but we don't actually have footnotes, so that was clearly missed when we updated the zoning code.

So it's just adding those footnotes that should be there in the first place.
