All right, I've got um two rezonings for y'all today.

First one is uh Marcus Minges.

Um he is rezoning on 18th Street from MR1 to MR2, so you can see it's kind of close to Central High School, more so close to the Amtrak station in that area.

Um I believe this is council district two, yes.

Um so here's the property today.

Those are actually demoed, so it's vacant today.

Um currently MR1, he wants to go to MR2, which is that like darker brown color on the top right of your screen there.

Um and the reason that he wants to do that is to construct two duplexes on two separate lots.

So these are those lots and the layout of what those duplexes will look like, and then a rendering of what those will look like.

This does conform to framework, framework identified this as traditional neighborhood core.

Um so the request as well as the intended use of a duplex, uh two duplexes does conform, as you can see on that future land use character map.

And this was unanimously recommended for approval by planning commission.

Our second request is um council district three.

So this is off Old Colony Road.

You guys are familiar with this one.

It is a uh you rezoned this already.

This is just south of Brixton.

Um so really close to old, you know, uh old colony.

Um but it's that vacant land that's currently under construction now.

There's a lot of you know dirt has been moved.

Um so they're currently under construction.

They're amending their um approval.

So it's it's zoned GPD, and when you zone GPD, you have conditions that are applied just like the old PUD regulations.

And so this has been approved, but they're amending it, and the men the amendment that they want to do is to change nine residential lots adjacent to old colony to three to three commercial lots.

So reduce the um amount of residential and put more commercial, which clearly is a better use of the land, especially adjacent to old colony.

Um so you can see the existing plan that was already approved on your left, proposed plan on the right, those squares are showing those new commercial lots that will take over the residential portions, and then these are some renderings showing what those will look like.

And so this was also unanimously recommended for approval by planning commission.
