Um all right, so I'm gonna call this Friday, June 26, 2026 meeting of the joint review board to order.

0:07

Um roll call.

0:08

Uh all members are present except for uh Darren Clark.

0:12

Um first up, public comment.

0:14

Is there anyone here for public comment?

0:17

There's no one in this room.

0:18

Uh all right, approval of minutes.

0:20

Uh is there a motion to approve the minutes from last year?

0:28

I'll make that motion.

0:30

Thank you.

0:31

Is there a second?

0:36

I'll second.

0:38

Okay.

0:38

All those in favor say aye.

0:40

Aye.

0:41

Aye.

0:42

All right, all those opposed, no one.

0:45

All right, the minutes pass.

0:47

Uh next up, we have our single business item, review of the city of Walker Shaw annual TID report.

0:53

We'll let you both take it away.

1:12

There you go.

1:13

All right.

1:14

Everybody see this on their screens.

1:19

All right.

1:20

I wanna not go over the whole report that was uh attached to the agenda, but just wanted to go over um kind of an overview and a couple of highlights of activity in the districts.

1:30

So in 2025, we had 14 active uh districts uh shown on the map over here.

1:38

Um in this April we closed TID 13.

1:43

Uh that had a base value of 314,000, but the incremental uh value so at closure is the increment was 7,819,100.

1:55

So that district uh is now closed.

1:58

That was the only termination we had up for this year, for that year.

2:02

Um so moving on.

2:05

Uh this is TID 12, this is the corporate park.

2:08

Uh there's only one additional one lot left in here, but this was a big one.

2:14

KDV label, they're a local business.

2:16

We're able to consolidate all their operations into a site um in TID 12.

2:21

Um the value of that is uh over 12 million dollars, and that was completed and um opened this year.

2:29

Uh TID 17, the cobblestone completed their construction.

2:33

Uh they opened in May, and then the corresponding restaurant I think opens today officially.

2:39

Um so that's uh that's open to the value, and that is uh the antied value on that is 9.75 million.

2:51

Um is doing a 52,000 square foot addition.

2:56

Picture's not the great so offense around it, but we try to capture the new building.

3:00

Uh it's kind of the blue building off to the left on the picture behind the pond.

3:05

Um it's still under construction, but that one's moving forward.

3:11

Uh TID 27, this is the old Fox Run shopping center.

3:16

Um there was a parcel adjacent to the first phase of the Dennett Fox Run.

3:21

They broke ground, I think two weeks ago on a 63 unit apartment building.

3:26

That building will, in addition to the residential units, we'll have some additional amenities that both people in this building and the people at the um the residents of the adjacent apartments to the west can utilize.

3:38

That one's got a minimum um guaranteed value upon completion of uh 12.6 million.

3:44

I have I had a question about that.

3:45

That the ascension hospital that's there.

3:48

Does that have a guaranteed value as well?

3:51

Or is that correct?

3:52

Yes.

3:53

Okay.

3:53

Yeah, and we when we did the amendment for um or when we did the developer agreement for this, we had uh we kept made sure that that um guaranteed value is still on there.

4:04

So we are getting uh the guaranteed value on that ascension.

4:07

Um I don't think I have the number in front of me, but so they are paying that, even though the um mostly vacant.

4:15

Is that is that for sale?

4:16

No, it's not for sale.

4:18

It's under lease.

4:19

Um I don't know how long the lease goes, but the developer owns it and it's least to ascension.

4:26

Okay.

4:27

Yeah.

4:31

And that's kind of the main activity in our open districts right now.

4:35

We've got a few other kind of projects that we're just kind of waiting to get to get going on there that are in they've been approved, just kind of waiting for them to move forward.

4:43

Um so I just kind of have an overview of the open districts we have and you know, current value, incremental value, and when um the year created and then the final year that we can incur costs and then when the maximum life for those is.

5:00

So I don't know if there's any questions overall on any of these or on any other any other of the things we went over to uh the slides.

5:13

I I don't have any questions.

5:19

Yeah.

5:21

Alright, well, if there are no questions, I was like, all right, we're we're moving right along.

5:25

No questions.

5:26

Um are there any communications or referrals?

5:30

Uh just one thing we would mention we may have uh one or two TID creations before the end of the year, so we'll be in touch as we get those um lined up, but just wanted to make you aware of that.

5:44

All right.

5:45

If there are no other communications or referrals, uh aren't any objections, we are adjourned.

5:51

Thanks everybody.

5:52

Thank you.

5:53

Thank you.
