- Item 3c – Heritage Hills Preliminary Plat (SBDP-25-0007): Staff presented a request for preliminary plat approval of 89 lots (86 residential, 2 commercial, 1 HOA open space) on 34.631 acres at 330 N. Denton Road. Zoning is C1 General Commercial, and the general plan is suburban living. Staff recommended approval subject to conditions. Chair McKeown noted that all lots meet minimum size requirements. Commissioners asked about a condition regarding a greater front yard setback dimension; staff explained that for narrower lots, the building setback must be pulled back to meet the 75-foot width requirement, and the full dimension must be shown on the final plat. The commission approved the preliminary plat unanimously.
- Item 3d – General Plan/Zoning Amendment + CUP for RV Park (ZCH-25-0006 & CUP-25-0006): This item concerned a request by James McDonald to change zoning from C1 General Commercial to C2 Interstate Commercial with a conditional use permit for an RV park/campground on 10.97 acres at 2205 Tin Top Road. Staff had recommended disapproval unless specific conditions were met. The applicant sent a letter requesting to table the item to allow more time to address previous staff requests. Chair McKeown opened the public hearing briefly (2:55 PM) and closed it with no public comments. The commission then voted unanimously to table the item to the next meeting.

I am Chair Brian McCallan, and I call this meeting to order at 2 30 p.m. to announce that a quorum is present. Okay, let's start with item 2A consider approval of the minutes of the planning and zoning commission meeting held June 11th, 2025. Make a motion though. I'll second. Moving on to item 3A, which is to hold a public hearing to review a request by Robertina Sandoval regarding regarding a request for a conditional use permit for a pawn shop use on an approximately 0.435 acre tract being generally located at 1205 South Main Street in the city of Weatherford, Parker County, Texas. The item for you is a request for a conditional use permit at 1205 South Main Street. The subject property highlighted in yellow on your screen is located on a.435 acre tract. The proposed use for this permit is a pawn shop. The current zoning is C1 General Commission, which aligns with this use. However, at this time, staff is recommending disapproval of the conditional use permit based on it not being compatible with surrounding commercial uses. Specifically, eating establishments, restaurants, and school K through 12. This location is also in close proximity to an existing pawn shop on South Main.
