I am Chair Brian McCallan, and I call this meeting to order at 2 30 p.m.

and announce that a quorum is present.

Before we begin working through today's agenda, I would like to remind all applicants and interested parties that cases considered by this commission today will also be considered by the city council.

City Council agendas are posted at City Hall at least three business days prior to meetings.

City Council agendas can also be found on the City of Weatherford website at Weatherford TX.gov slash meetings.

Before we get into item two, I would like to uh recognize uh Mr.

McDonald, our uh planning director uh has a quick announcement to make.

Thank you, Mr.

Mr.

Chair, uh Commissioner.

Um just wanted to provide a little bit of clarity.

We did have a notice that we put in the paper.

So um staff had proposed an item to strengthen our uh current code.

Um we've had some determinations in the past on uses.

Um this particular use is data centers.

We published in the newspaper that we were gonna have that item on the agenda today, and for council, that item is not being brought forward.

So you will not hear that item today.

So I think there may be some people in the audience today, and it may have caused some confusion.

So I just wanted to make sure the commission was aware that we published it in accordance with state law, so we typically get those publications out in advance.

Um there will be no action on that item.

We're not bringing that item forward, you know, ultimately postponed indefinitely.

So when and if we bring that item back, it will be published in the newspaper again, and it will get on the item or on the agenda.

So for those individuals that you may have spoken with or those people that may be in attendance today, that is not an item on the agenda that we'll be discussing.

We'll take no action on.

Um again, we will we will republish that item if and when we bring that to the body and to city council for consideration.

I don't know if anybody in the commission has any questions.

So just to be clear, there will be no discussion of that item on data centers on today's agenda.

There's there's nothing on the agenda, so it will not come up in today's meeting.

Correct, and just for a point of clarity, that item was staff proposed and it was an amendment to our code.

It was not about a specific data center.

It was to tighten the requirements within our code so that we had um if someone were to bring forth the data center for consideration, that we had specific use standards for those.

Um again, some guardrails, just tightening up our code, and that was all that was designed for.

So again, no action, no conversation, no dialogue on that topic here today.

Okay, so let's move to item two, uh, which is to consider approval of the minutes planning and zoning commission meeting held December 10th, 2025.

I'll make a motion for approval.

And second by Miss Hayes.

And the motion to approve those minutes has been approved unanimously.

Okay, moving on to item 3A, which is to hold a public hearing and consider approval of a zoning map amendment from AG Agricultural to SF 7.5, single family 7.5 with a P Planned Unit Development Overlay for the enclave at Chisholm Trail, being 123 single family lots on an approximate 42.6 acre tract, generally located at 1420 King Street, City of Weatherford, Parker County, Texas, ZCH-25-0013.

Um, this request before you today is for that zoning map amendment with that planned unit development overlay.

Um, this property is a little bit over 40 acres.

The proposal is for 123 lots of development that is located at the corner of King Street and East 6th Street.

The current zoning is agricultural, and a portion of this property, as you can see on the map, is in the ETJ.

So that portion is scheduled to be annexed at the next council.

Um the future land use plan for this area is single family residential, so this proposal does align with that.

As you can see on the screen is the proposed layout of the development and the total number of the mixed lots.

The current density is about five lots per acre, and there is going to be more of those larger lots than you than those smaller lots.
