The Weatherford Planning & Zoning Commission held its regular session on February 11, 2026, at 2:31 PM in the City Council Chambers. The commission unanimously approved the minutes from the January 14, 2026 meeting, conducted public hearings on two zoning requests, and approved a preliminary plat and two final plats. All votes were unanimous.

Conditions included no temporary signs. The public hearing closed at 2:41 PM. Motion passed unanimously.
- Item 3C: Preliminary Plat for Villas at Heritage Point (89 SF lots, 9 townhome lots, 5 open space lots on 16.788 acres). Staff noted the property was zoned in 2006 for patio homes and townhomes, and the plat meets the lot size requirements of that zoning. The developer plans two phases. Commissioners inquired about line-of-sight recommendations (traffic calming will be used), drainage (downstream assessment required), and whether the commission could deny the plat to preserve wooded space. Staff stated the commission must approve if the plat meets applicable regulations. Motion passed unanimously.
- Item 3D: Final Plat for Villas at Heritage Point Phase 1 (9 townhome lots, 4 open space lots on 0.919 acres). Staff explained this phase extracts the nine townhome lots from the approved preliminary plat. Commissioners confirmed that if the developer later wants to change the single-family lots to townhomes, a new preliminary and final plat would be required. Discussion also addressed garages (front entry, two-car). The motion passed unanimously.
- Item 3E: Final Plat for Shannon's Subdivision (3 residential lots on 0.66 acres at 517 N Brazos Street). Staff recommended approval subject to subdivision requirements. The name was discussed. Motion passed unanimously.

I'm Vice Chair John Hinton and I will call this meeting to order at 231 p.m. and announce that a quorum is present. Before we begin working through today's agenda, I would like to remind all applicants and interested parties that cases considered by this commission today will also be considered by the city council. City Council agendas are posted at City Hall at least 72 hours prior to meetings. City Council agendas can also be found on the City of Weatherford website at www.weatherfordth.gov slash meetings. Item two approval of the minutes. And I would entertain a motion. Second. All in favor. Indicate so on your screen. Motion passes unanimously. Moving on to item three, regular agenda items. Item 3A. Hold a public hearing to review request by BT Cobb Development LLC for a general plan and zoning map amendment. From agricultural to C2 interstate commercial being two lots and approximate 14.17 acre tract, generally located at the southeast corner of Cleburn Avenue in Tin Top Road, City of Weatherford, Parker County, Texas, ZCH 26-002. Sergio. Staff recommends approval of both the zoning map and the general map amendment. And I'm here if you have any questions. And you'll have three minutes to comment. We do not have any speaker cards on this, so we have the speaker. And I wanted to find out on why interstate commercial was chosen. If I'm not mistaken, interstate is or interstate commercial is recommended for fast food, quick items like gas stations, and it doesn't actually touch the interstate itself. So whereas C one, which is general commercial, is more for perhaps fine dining and other entertainment items. So I guess my first question is why was uh interstate commercial chosen? And then my second question was if this is pursued, will the uh general requirements for building regulations be implemented, such as uh the 50-foot setbacks for buildings or a general masonry wall to divide the residents from the commercial buildings itself. Thank you. Thank you. Staff you want to address those questions. So there was a question brought up whether C1 versus C2. So if you want to kind of explain that uh to us, yeah. So uh the Z2 uh zoning ordinance is the general area around the interstate. Um if you look at our zoning map, uh there are plenty of properties that are not directly touching the interstate that are still zoned uh C2. And then as far as the um question of the screening walls, um I believe just uh the screening walls, yeah. All the the current regulations far as screening from residential to commercial will still apply. Mr. Chair. Uh I might add that also the applicant is present, so he may be able to speak better to why it is they selected that. There is C2 zoning, which is adjacent to it. It it allows for a variety of uses, not just a couple that were stated by the speaker. Um so there's a whole list of items that would be allowed in C2. Um there's some slight variance between C1 and C2, where C1 may have some conditional use of permits associated. The two zoning districts are fairly close. But the applicant could obviously address that question if you prefer. Good. So C1 is actually more like expansive in potential of what could go there. Um I I don't know that I would say C C one, C1 and C2 just have some variances between the two. They're both commercial districts. The C2 is the is the interstate corridor, so it has some different uses that are allowed by right versus with a conditional use permit. Understood. Thank you.
