- Item 3E – 1609 Old Dicey Rd Zoning Map Amendment (RE to RE with PUD Overlay): Planner Sergio Baeza presented the request for a 21.13-acre tract to allow reduced lot depths (minimum 150 ft instead of 120 ft), with lot widths exceeding 100 ft, 27 single-family residences, an amenity lot, and two detention lots. Homes would be at least 2,500 sq. ft. with five unique architectural elements. Staff recommended approval. The applicant sought to maximize lots. Commissioners questioned the minimum lot size (proposed 15,000 sq. ft. in the table, but concept plan showed lots of at least 18,000 sq. ft.). Commissioner Hinton made a motion to approve with an amendment setting the minimum lot size to 18,000 sq. ft. Director McDonald clarified that the concept plan would be attached to the ordinance, so lot sizes are fixed. The motion passed 4–2.

I am Chair Joshua Tarbay, and I call this meeting to order at 2 30 p.m. and announce that a quorum is present. Before we begin working through today's agenda, I would like to remind all applicants and interested parties that cases considered by this commission today will also be considered by Weatherford City Council. Weatherford Texas.gov backslash meetings. Board, before we get into our first agenda item, I would like to welcome our newest board member. Our last one has vacated after the election and is now sitting on City Council, Mr. Rod White. But that is uh this is our game. We now have Mr. Terry Hughes, was sworn in earlier. He was formerly uh Terry, we said a lot of different jobs, but the last one we think was the director of Capital Projects here for the City of Weatherford. So welcome, sir. We're very happy to have you and appreciate you giving your time to Weatherford once again. Thank you. I would also be remiss if I did not acknowledge a very happy birthday to Miss Sharon Hayes. Happy birthday. We're not gonna sing, don't worry, Sharon. Well, we got a lot to get to today, but in our hearts we're singing happy birthday to you. That's why the crowd is here today, Sharon. First item on the board is item three A. Consider a request for preliminary plat approval for villas at Heritage Point Edition, being 90 single family lots, nine townhome lots, and six open space lots on approximately 16.788 acres of land being generally located along East First Street, City of Weatherford, Parker County, Texas, SBDP 26004. Miss Monica Johnson. Good afternoon, Chairman and Commission. Um, this request before you is going to be for that Villas at Heritage Point Edition preliminary plat. Um, this request was brought to you back in February and was approved by council. The developer um heard some concerns from nearby neighbors about preservation of those existing trees. So the developer has decided to revise that plan to help retain them. As part of that revision is they added lot 19X, which is a 2.371 acre tract located in the center of this development. Um, since that layout and overall plan has changed from what it was originally approved from, the applicant is required to come back through that approval process. Um as an overall, this plot does have two phases. Phase one being those nine town home lots, as you can see on the screen, and phase two being 90 single family lots. Um the lots do match the existing zoning district of single family patio homes and single family townhomes. And um, as always, all drainage and impacts will be reviewed during that site development permit process. Um, with that, staff recommends approval, and I'm here if you have any questions.
