Scott.

2:23

The proposed site plan reflects and and many of you may be familiar with this property.

2:28

Formerly it was going to be a church, so the building is constructed, has been sitting idle.

2:33

They're going to come in and put in the parking and some fencing and some landscaping to reflect what you see on this site plan.

2:45

As a portion of that, they will have that screening as well as planning some landscaping to ensure that anything that you're looking at, you know, that may be stored outside in compliance with the code would be screened from public view both along Zion Hill as well as any neighboring properties.

3:04

The proposed elevations look like the building looks today, with the exception the developer is intending on putting awnings over the windows, so they're going to enhance what that steel structure looks like as well as some contrast and paint to make it look a little more aesthetically pleasing than it does today.

3:28

Staff does recommend approval of the zoning map, general plan amendment, as well as the conditional use permit, and I will stand for any questions.

3:38

Anybody have any questions for Mr.

3:39

McDonald?

3:42

Screen yesterday screening.

3:46

The S2 screening, what is that?

3:48

Is that a wood screening fence?

3:50

What kind of they're gonna have a they're gonna have a wood privacy fence as well as putting some landscaping?

3:54

Okay.

3:55

Short landscaping toll.

3:57

Do we know?

3:58

Is it just uh the applicant?

4:00

The applicant is here if you'd like to get some specific questions.

4:04

I just saw the dots and it didn't really say what yeah, I think it'll be a mix of of you know shrubbery as well as trees.

4:10

Okay.

4:12

4:47

Would you like the applicant to come forward, Mr.

4:50

No, um I've got some other questions for staff, but that we'll do that at the end.

5:00

Just go ahead and do that.

5:03

Just looking at the general plan in the area, at some point should we be reviewing the general plan for that what I call a triangle area?

5:13

We're changing a little bit of the general plan, but why not at some point at least try to address the the general plan and usage there?

5:21

Is that something we could look at in the future or what's your plan for that?

5:26

Uh yes.

5:27

So um ironically, a portion of this meeting I'll just be discussing in future agenda items is kind of bringing back a report of what we'll be doing.

5:36

But to answer that specifically, we are currently working on um providing updates for both the general plan as well as for our development code.

5:44

Is it gonna be something that uh the board will review and work with you on, or is it gonna be a staff level thing?

5:52

Absolutely.

5:52

No, it'll it'll it'll be um similar to the process that was done previously.

5:58

Um it will be a a public it'll be a public process.

6:02

Staff will do a lot of the legwork and then we'll come back and just provide reports throughout.
