On January 3rd, 2023, planning staff accepted an application for a variance to landscaping requirements in the regional business district, pursuant to city code chapter 18, land development code section 18319, 321, and 326.

The subject property contains an existing retail store, rooms to go, which is proposed, which is proposing a complete renovation of the building and parking area.

As part of the proposed redevelopment, rooms to go plans to install 26 new parking spaces in the rear and reconfigure the front parking lot to include 44 spaces, a total of 70 spaces.

This would be an increase from the exits existing 46 spaces on site currently.

Land development code section 1832 requires streetscape landscaping and parking lot landscaping at a ratio of three-fourths the requirement of new construction.
