Um, this item is for um a variance to the frontage requirements in the community business district.

Um this property is currently mixed use, but it's proposed for community business conditional district.

Um it contains a vacant um uh retail store.

It was a former right aid, and the applicant proposes to redevelop it for a convenience food store with fuel pumps.

It was reviewed by the city's technical review committee on August 2nd, 2023, and is scheduled, I believe, for the December 6th planning commission meeting to consider that rezoning request.

Um prior to going to planning commission, they would like to um request some variances for the frontages specifically regarding the requirement that uh 17th Street, which is considered a frontage street by city code, contains a primary entrance.
