Um, as mentioned, uh, this is for a request at 515 South Third Street.

Um, as you can see here in this aerial, um, the site is currently occupied by a single dwelling home and is within the HDR of the historic district residential zoning district.

Here's some photos of the existing conditions looking along uh South Third Street as well as the existing driveway and home.

Here's the current uh driveway and property access as configured today.

Uh the applicant is here to request um an adjustment and request relief from the minimum standards for a private access easement.

Uh the applicant is proposing to subdivide the property in place one uh lot and one unit in the rear of the existing uh single dwelling home.

Um November 13th of 2025, the Historic Preservation Commission approved a certificate of appropriate appropriateness for the construction of a new access road or new access easement here, I should say, uh, and a small house in the rear of this property on a separate lot.

This proposed construction consists of an eight-foot wide driveway, which is existing, and then a hundred and fifty feet gravel access drive to this new single dwelling unit.

The applicant's proposing to maintain that driveway configuration and construct the 12-foot wide private access easement to the new lot to be created.

They're proposing that the standard be waived for the two inches of asphalt and six inches of ABC stone, which is the technical standard requirement for the pavement cross-section for a private access easement, and they are instead proposing a gravel drive made of 57 number number 57 wash stone.
