VAR-002576-2025 involves 1.37 acres, which is zoned commercial general is a request to waive the highway design overlay district orientation regulations located approximately one third one third mile north of West Tucson and just west of South Aspen.

This property is in the process of being developed into a Tinker Federal Credit Union branch due to site conditions, mainly topography from due to the Tom turnpike on ramps.

Yeah, so any um any development that I think is if I remember correctly within 550 feet, um essentially any development that fronts um either the creek turnpike, um OK 51, um a controlled access freeway, they have to um orient a building to be facing towards the turnpike.

Um developments achieve that differently, so sometimes they'll have you know, like the kind of like a front edge road and the front doors um oriented to the to the turnpike.

Um others they might have the rear of the building oriented to the turnpike, but it's um they make changes to the facade and signage and stuff like that in a way to where it you know it doesn't you're not looking at the back of a building, right?

So that's kind of um part of the intent with that.

Where uh I'm the civil engineer for the TFCU at the corner of Aspen and Creek Turnpike, and uh Jose and staff have done a great job, I think, of putting this together to show.

But uh, we do have some topography challenges.

This whole development does face east towards aspen, so that's the way that um generally the traffic's flowing if you if you faced it to the south towards Creek Turnpike, we're basically facing it into a wall of dirt that no one's gonna see, and you're putting the back of the development back of the building towards the development.

So that was the reason for the orientation.

And you can see it's it's generally flat on the site, but the road starts going up as you go up towards Creek Turnpike, right?

I noticed on the elevation of your plan, it it showed like a screen wall in front of the HBAC, and I didn't know if that was gonna, because the road is kind of up higher, if that screen wall was gonna have to be.

I know we have to, and Jose helped me here, but I know we have to lift it two foot above the parapet height raised parapet heights.

Yeah, the the parapet or any screening um our code requires it only to match the height of the um HVAC or mechanical units.

Um you know, there is a bit of that, you know.

If you're on the roadway, um you know you might still be able to see um you know some of those um you know features, but that's just kind of one of the you know challenges I think they have with this um site, but our code only requires that those um screening or you know parapets match the height um of those um those rooftop units, not necessarily um screening from uh site lines that's that's a bit different.
