1:48D and B processing, nine point one five acres, agricultural to industrial light, and abrogation of PUD one ninety-three.
1:58It is located generally one half mile south of Washington Street, one half mile east of the Creek Turnpike, and is uh the rezoning is a concurrent request to change the underlying zoning on the property from agricultural to industrial light again.
2:13Um this item was continued from the previous planning commission.
2:17At that meeting, planning commission expressed concern regarding proposed screening details in the PUD and specifically the appearance of the southern frontage facing fence and the preservation of the existing wire fence to the west.
2:28Um I will skip the rest of the summary since you've heard it.
2:33Um and just touch on the changes.
2:36Um the south and east fence details are remaining the same.
2:40Not south, I'm sorry.
2:42North and east fence details will be uh the same requirements.
2:47The south fence that is facing Gary Street will be an eight-foot opaque metal fence with a gate and columns, and the fence to the west will remain in place unless a certain percentage, I believe, um twenty percent or more of the low growth vegetation or a seventy-five foot strip or more of uh the vegetation between the school and this property is removed, in which case it will have a fence that is um similar in construction to the street facing fence.
3:25So that's pretty much the only changes.
3:31So based on the comprehensive plan, the location of the property and the surrounding land uses, staff recommends that PUD dash zero zero two five five zero dash two zero two five and B A Z dash zero zero two three seven four dash two zero two five be approved, and that PUD one ninety-three on this property be abrogated.

6:57And they could go real easy through those bushes.

7:03It is from yesteryear, it's not much of a fence.
7:07And with us building the amphitheater there.
7:12What you put there on your property.
7:18Um people aren't always nice with taking things that aren't theirs.
7:25So I would have to have a super huge piece of equipment to pick up anything.
7:33This steel is 60 feet long.

9:37And I think if the wording would have been different in the first packet, I probably would have been okay with the the front fence.

9:47I'm just afraid if you have to take out the par portion on this property here, this the north side of Gary Street, then it's gonna kind of look hodgebodge if it looks so much different than what you have on the south side, if that makes sense.

19:29So the recommendation is based upon the needing for a rezoning case to be considered with the pre PUD request.
19:34Staff recommends that PUD-002519-2025 be tabled until the 20 until the February 26, 2026 meeting of the broken arrow planning commission.

21:07PUD-002592 2025 is a major amendment to PUD PUD50 on 0.64 acres, which is currently platted as lot seven block one of the Brentwood Center edition.
21:19This property is located just south of Washington Street and just west of Aspen.
21:23This amendment is intended to fill facilitate site plan approval of an expansion into of an expansion to an existing building on site.
21:31During the site plan review process, a parking requirement of one parking space per 200 square feet of building space was identified.
21:39This would have required 29 spark 29 parking spaces for the existing building and proposed expansion.
21:45However, the site can only accommodate 12.
21:48Parking requirements under current current code require office, business, or professional uses to have one parking space for 350 square feet, which would require the existing building and proposed expansion to have 17 spaces.
22:00The applicant was not able to submit a development outline detailing the changes before the publishing of this agenda.
22:08And for that reason, um staff recommends PUD uh 002592-2025 be continued to the February 12, 2026 meeting of the broken airplaning commission.
