Uh so for one, there is an accurate comment that we do need secondary access.

But there's not only just two ways of getting access, and that doesn't have to be that particular route, and that doesn't have to be easement or right-of-way.

Uh also under fire code, you can add sprinkler systems to all buildings.

So I think a more appropriate way that that could have been written would be that fire code must be met for secondary access as approved by the fire marshal.

Uh a few other things.

Uh, we they talked about the uh NAT 88 vertical datum, but what we were actually using is the horizontal datum that's used for the basis of bearing, which are two different things.

So some of those details, you know, we'll get through them, we'll show them on the final plat.

Staff will be happy with that by the time we get through the process.

But uh I I prefer some of those comments not be crystallized in the formal preliminary plat approval at this stage.

Um and so it's not necessarily it doesn't have to necessarily be just that secondary access or another access point.

Um like there's a couple of different things, sprinklers, number of lots, there's all these kinds of different uh factors that come in.

Part of it is also as well has to do with the fire marshals um approval.

What their kind of uh requirements are um so all of that of course would have to be figured out beforehand before we even come next uh next time to y'all with that conditional final plat.

Um so for right now, you know, this the preliminary plat, so that way um you know the applicants can work from this point on and you know um from there solve all these other issues.

Really, I think the biggest one is that um that fire access stuff um but um I think that's something that um that we can work with the applicant to solve and figure out before the conditional final plats um it's you want.

So there's kind of a development area to the uh bottom of it that it is accessed through mutual access easements.

Uh we have done the as far as the conditional final plat, and as we were looking at it internally, we observed that something had changed between the preliminary plat and the final plat.

The uh multifamily, the townhouse style multifamily lot in the back has always intended to use access easements to uh to up to New Orleans and over to Olive.

The previous one had a little panhandle on the south end that has since been removed.

So we found this ourselves.

We took the initiative to bring this to you and ask that you allow for the minor amendment to the PUD to allow that the that there's no technical street frontage, there's a lot width because lot width is to dependent on street frontage.
