The Brunswick Planning Board met on September 23, 2025, to review and act upon a subdivision amendment application for properties at Burbank Avenue, and to approve minutes from the September 9 meeting. The board unanimously approved the amendment with conditions.

Subdivision Amendment (Case 2535 Burbank Avenue)

Minutes Approval
- The board reviewed minutes from September 9, 2025. Two corrections were noted: (1) a stray line of text on page 2 should be struck, and (2) language describing the motion outcome should state it was unanimous. The minutes were approved with those corrections.

Good evening. Welcome welcome to the September September 23rd, 22nd, sorry, uh 2025 Brunswick Planning Board meeting. I'll introduce members of the board. On my far right, Kelly Matson next to Kelly, Rob Burgess, Planning Board Vice Chair next to Rob Chris Baldwin, and next to Chris on my near right, Laura Hatmaker on my near left, Alison Harris and Julie Erdman, Director of Planning and Development, and I'm Bill Dana. We have one case 2535 Burbank Avenue subdivision amendment tonight. And some minutes to review. Do you want me to to introduce the project first? Sorry. You need it to do that first. Well, so everyone knows what we're talking about. Okay, please. Um case number 2535 Burbank AB subdivision amendment. The planning board will review and act upon a major development review. Final plan application submitted by Sight Lines PA on behalf of the property owner. TBW LLC for an amendment to an existing subdivision plan, and that's Brunswick Landing Subdivision Phase 1. The proposal includes dividing two existing lots into a total of four lots. The subject properties are located on Burbank Avenue, Map 40, lots 24 and 83, and within the growth mixed use 7 zone. Okay, thank you. Sorry for jumping on your uh introduction. Um I have a motion by Allison, second by Rob. All in favor. That's unanimous of the board. Kevin, would you like to come up, please? Good evening. Kevin Clark from Sight Lines and Tom Wright is here with me from TBW LLC. Uh we have a pretty short presentation here. I'll just show you the plans basically and the changes that we've uh made. And uh look for any questions that you might have about the project. But I think it's uh relatively simple at this time because we're not proposing any new construction. We're just dividing the property. Oh, we'll start there. So the properties located at Brunswick Landing. It is two parcels here, 24 and 83 on the tax map, 37 and 38 on the subdivision plan, uh, which was approved. Uh was the first round of approvals in this block uh here of the landing, uh, and that was in 2013. It was revised in 2014, but there were no substantive changes on those two lots, and the deeds for these lots actually referenced the 2013 plan uh as opposed to the 14. Uh there we go. So the first is lot 37. We're proposing to, and that is here and has two buildings, uh daycare here, and sort of office type building here. They have a shared parking lot in between, and the proposal would be to put a dividing line here where the red line is. Um that was a great call for we we do everything black and white because at the registry it has to be black and white. Um, but uh Mass says, can you put some color on there so it shows up? Happy to so uh they'll be you know sharing the parking lot in the entrance. Uh both lots will have more than adequate parking for their uh existing uses and also based on the code and the square footage requirements. Uh this lot would be 1.28 and this one would be 1.58 acres. In this zone there is no minimum lot size, uh the zero setbacks and is a hundred percent uh impervious coverage. So these lots are in uh fine shape as far as that goes. There's no we're not creating any uh uh issues as far as the zoning requirements. There we go. Lot 38, um has some existing construction on it now, um parking lot building and uh a couple of outbuildings, and the proposal would be to divide uh one point one seven, I believe it is, acres of the existing improvements, and then uh. eight seven acres uh which would be fronted on uh portion of uh venture avenue and uh utilities are available in Burbank and in uh water is also in uh uh venture, and I believe the sewer line crosses this property somewhere in that vicinity.
