First up, we have case number 269, 772 Mirror Point Road Dock.

The planning board will review and act upon a major development review sketch and final plan application submitted by Red Fish and Associates on behalf of the property owner, Bradford Brather, for a new residential dock with a permanent staircase.

The subject property is located at 772 Mirror Plain Road, Map 30 lot 15, and within the Rural Protection 1 or RP1 zoning district and the shoreline protection overlay, shoreland protection overlay, stream protection, shoreland protection overlay, resource protection, uh resource protection, stormwater management overlay, and flood protection overlay subdistricts.

Okay and also at uh section in our findings of fact, section 4.3.8 service waters, surface waters, wetlands, and marine resources.

Uh so as Matt said, this is a fairly simple, straightforward project.

It's a small four uh six by twenty-four fixed dock with uh two flight or two sections of stairs leading up the banking.

It's fairly steep bluff banking, so we want to minimize the erosion caused by foot traffic.

Uh the stairs will be separated by two small landing platforms where they change direction.

There'll be a seasonal floating ramp that'll be stored off site in the upland during the off-season.

Uh there will be two chain moorings for the float installed that will stay permanent.

Um construction will be done from a barge and all material will be brought on site by barge.
