Good morning and welcome to the April 22nd uh meeting of the Brunswick Staff Review Committee. Today we have three items on the agenda. And before I get to those, I'd like to go around the room and introduce everybody. I'm Matthew James, the town's land use planner. Starting online, we have uh Dennis. Dennis Wilson, Town Arborist. And in the room we have Christy Animo, it's economic and community development project manager. Taylor Burns, Town Assessor, Troy Cruz, Town Engineer. Jimmy Dillman, Principal Planner. Juliaardman, Director of Planning and Development. Taylor Lund, Co-enforcement Officer, and Zoning Administrator. Jim Flood, engineer with the Brunswick Thompson Water District. Josh and Deputy Fire Chief. First up, we have case number 2617, the Von Schack Wall Replacement. The staff review committee will review and make a recommendation to the planning board on a major development review sketch and final plan application submitted by Flycatcher LLC on behalf of the property owner, the Von Schack Revocable Trust for replacement riprap retaining wall. The subject of property is located at 11 Monument Lane map MP1 lot 10, and within the RP1 zoning district and the SPO, SPOSP, SPO, RP, RPSMO, and FPO subdistricts. Hi, good morning, everyone. Can you hear me? 1.7 miles. I'm right on the case. Great. My name is Tim Forrester with Flycatcher. I also have Ellie Obrink who's in the audience today. One of our employees. So I apologize for not being there in person. We're currently touring some colleges with my daughter. That's it's riprap filled in behind it. It's a pretty substantial timber wall. We looked at replacing it in kind. However to reconstruct that is incredibly expensive and a little challenging to do. So we looked at alternative designs from replacing it with a granite wall. But ideally, we we opted for a riprap slope, which would be more uh it's a bit more supported by by the state by DEP because we're going from a vertical wall that would have a more negative impact with wave refraction to a slope drip wrap wall that will help absorb those waves. Uh we've also pulled back uh the wall a little bit in one corner on the south south end um to make it a little more to retreat a little bit a little bit more backwards. Um one point that I wanted to add was the existing dock that's there. Um we we're still going to put that back in its same place. Uh same place, same in kind, but we will change the location of the stairs that come down from the lawn onto the pier. Um where the pier will tie into the new rip wrap, uh, we'll add a uh some granite blocking to pick up the inside and to help support that. Um that that's a quick overview of the project. Uh there is construction access that will come along the south side of the property. So we'll we'll come in from the south end and dismantle and create a temporary access road until we get up to the north end and then we can start to rebuild our way backwards until the project's complete. Any vegetation removal is all planted vegetation that's there now. Um, but we we will reinforce that and with with all native species, there'll be a lot of uh juniper typically at the top of the riprap, which tends to cascade over the riprap um and help with some of the visual impacts as well as uh other native species. Uh Bay Berry Virginia Rose and and at the moment I don't believe we have any trees planned for removal. Um so with that I'd be happy to take any questions. All right, thank you. Um yeah, just for staff, keep in mind that this is a sketch final plan application, so we'll need to take a vote on it at the end to advance it as a combined project. Um that being said, we can start online with Dennis for comments. Um you kind of answered some of my questions in your in your uh overview. I just was trying to see at your uh your temporary access to create that temporary access. Um if you if you do, you'll have to replace those on your way out.
