I'm a civil engineer with SFC Engineering representing Thomas Point RV LLC, and here with me tonight, Brian Lund.

I'm presenting our sketch plan application for phase three at 29 Meadow Road, map 43 lot 3A.

The property fronts on Meadow Road in the Butts Thomas Bay, about 78 acres of land.

The property has been occupied by an existing campground since the 1950s.

The campground recently received both town and state approval for phase one and two, which includes upgrades to 91 campsites, which are currently under construction.

Moyes Environmental Services had completed a natural resource delineation of the property, identifying a stream and a coastal wetland.

The stream is subject to a 75-foot buffer while the coastal wetland is subject to 125-foot buffer.

The property is served by a private transient non-community public water system with two wells.

Both wells were tested in August of 2025, which demonstrated the existing wells provide sufficient yield to meet the campground's design demand and have no adverse effects on the abutters wells.

The engineer septic system serves the campground.

It has been designed to have capacity for all three phases.

The goal is to remain below three acres of impervious, which is main site law threshold.

The sketch plan you each have shows stormwater management areas, which we propose bioretention areas to treat runoff and attenuate flow, peak flow.

We have water distribution system to serve the campsites and connect to the existing uh private transient non-community public water supply well.

They'll be new underground electric brought to each site, and the septic collection system will connect each site and flow to the septic tanks for treatment.

In response to the staff review comments from last month, the campground will have no proposed remote road names in emergency.

The appropriate address will be 29 Meadow Road and then the site number.

We've added to the phase three sketch plan site numbers to each also a trip generation and erosion control plan will be included in the final development plan.

And the stormwater BMPs will be sized and designed as a part of the final development review application with the goal of locating the BMPs outside of the 125 shoreline coastal buffer where it's feasible.
