Good evening. Welcome to the May 26th Brunswick Planning Board meeting. We have one case before us tonight, case number 2622, Martins Point Healthcare Center. The planning board will review and act upon a site plan amendment application submitted by Sabago Technics on behalf of the property owner Martins Point Health Care for new retail space and loading area. The subject properties located at 114 Bath Road Map 40 lot 56 and within the growth mixed use 7 GM 7 zoning district and aqua for protection overlay APO3, Shoreland Protection Overlay, and Shoreland Protection Overlay, Stream Protection Subdistricts. I'll introduce members of the board here on my far right, Kelly Matson, next to Kelly Rob Burgess, Planning Board Vice Chair. Next to Rob Chris Baldwin on my near left, Alison Harris, next to Allison, Director of Planning and Development, Julie Erdman and Matthew James, our land use planner. And I'm Bill Dana. Matt, I I sort of stole your thunder, I guess. But would you do you have anything to add before Hannah or Kylie comes up? No, we did get one last minute piece of public comment from Christine Forrester. And as a result of that comment, we did notice that we should change a finding of facts to read to read differently. It previously said prior to the issuance of a building permit. We have changed that to prior to the commencement of construction activity. Okay. Just because they likely won't be getting an additional permit for the exterior work. We wanted to make sure that was clear. All right. Hannah? Well, good evening, everyone. Um, as you said, we've submitted an application for modifications to a previously approved site plan for Martins Point uh Healthcare Center. Uh the application includes uh minor changes to parking and sidewalks, and we've been working with Matt and other uh town staff uh to incorporate their comments as we prepared the this application. So we're looking forward to getting your approval tonight, and I'm um happy to answer any questions that you may have. Okay. Thank you. Uh I'll come to the board uh starting with Allison. I didn't really have any questions, except I was just curious because I didn't see it anywhere. What will be going on in the retail establishment? I realize that's not our our purview, but I was just curious. Yes, so there will be class one retail. Um they're converting uh a part of the uh building to class one retail, so that's what will be going on. But you don't know what's going in the retail. Oh, oh, medical supplies. Yes, gotcha. That's what I sort of guessed, but I wasn't sure. Um no, I I didn't have any questions. Thank you. All right, thank you. Chris. Uh thank you, Hannah, for that presentation. Um in regards to that, so you it's a pharmacy that that's going in there, so you're not expecting um additional cars or because we're looking for a waiver to reduce the parking, but you don't see any additional parking required as a result of the retail. We do not see any additional parking required for this use change, no. Um and during construction, you can keep traffic flow. That's not a problem as far as keeping the public safe and moving through here while construction is going on. Yep. So construction will be limited. Um, some striping in the parking lot um and some changes to the the sidewalk. Um I did notice that you um have erosion control details and notes, but there's really nothing on the grading plan or site plan.
