The ADU would be within the existing single-family home (no footprint change) and is intended for intergenerational living. Board members expressed support, noting the modest impact on traffic and the positive aspect of allowing elderly family members to live with dignity. - Case 26-45 – Range Road Subdivision Street Standards Waiver: Kevin Clark of Sight Lines presented a proposal to split 7.46 acres at 30 Range Road into two new single-family lots, plus retain the existing structures (two apartments, an office, and a daycare). The property is in the Growth Residential 4 zone. The waiver was needed because the dead-end road (Range Road) already has 25 residential units plus one non-residential unit; the two new lots would bring the total to 27 residential units. Board members discussed that the 25-unit limit is arbitrary, that the site is in a designated growth area, and that the incremental impact is minimal. - Case 26-45 (continued) – Range Road Subdivision Final Plan: The board reviewed the final subdivision application for the same two lots. Discussion included stormwater management (single-family homes are exempt from stormwater review), well and septic placement, a suggestion to leave a natural buffer along the rear property line, and fire safety. The applicant proposed installing residential sprinkler systems in the new homes instead of a fire cistern, pending approval from the fire department. A condition was added requiring a memo from the deputy fire chief. The board found the proposal consistent with zoning and comprehensive plan.
- Case 26-49 – 5359 Main Street Mixed-Use Development: The board briefly discussed this item and then voted to table it to the September 27, 2026 meeting, pending further input from the Town Council regarding parking and other issues.

Good evening. This is the September 8th, 2026 meeting of the Bundles Planning Board. We're in room 126 tonight. We have five cases before us tonight. Case number 26, 38, Gail, Stewart, and Mind and Winter Peter replacement. Case number 26 43 119 movie road accessory dwelling unit. Case number 26, 45 range road subdivision, uh street standards, and then case number 26 subdivision major development review final application plan. And then case number 2649 5359 main street mixed use development. That we will be uh tabling and the reason we're paving the fellow then notice as a public hearing. Yeah, so the town council is clearing the mainstream over the thing. So they'll come back to us on the 23rd. So that's that's the plan. Um I'll introduce members of the board here, starting with Chris Baldwin, who's on the far right, next to Chris, Allison Harris, next to Allison Steve Walker, next to Steve Kelly Matson on my near right, uh Rob Burger coming over the vice chair on my near left, uh Julie Erdman, director of planning and development. Next to Julie, Matt James, uh land use planner, and uh next to uh Matt uh Jimmy Gielman, our assistant director of planning and development. And I just want to say since we are in conflict a little bit with the town council tonight. Julie and Jimmy may get up to leave and they have to be at the town council meeting at some point. The planning board will review and act upon in lesion development and final planning application submitted by Springtide Marine on behalf of the property owners, Gail Stewart and I winner for the replacement of the existing peer with a new 40 by 5 pier, 45 by 3 gangway, 12 by 20 float, and 12 by 3 foot shoreline access staircase. And the shoreline protection overlay, shoreland protection overlay, stream protection, shoreline protection overlay, resource protection, rural protection, stormwater management overlay, and flood protection overlay subdistricts.
