Request for a zoning map change from R1L Residential Single Family Limited to M1, Industrial General Limited for 3.84 acre parcel located at 2210 Rancho Colorado Boulevard that is described as a portion of section 13 Township 20 North, Range 22 West, Bullhead City, Arizona.

So as was mentioned, properties at 2210 Rancho Colorado.

At the intersection, that'd be the southeast corner of that intersection.

Interstate place is along the west side of the property.

There's some indoor storage, there's a lot of outdoor storage, some mechanics, things like that.

Rancho Colorado, as you go towards the east, there is a apartment condo complex, there's a hotel, and at the very end of Rancho Colorado, there's the Rancho Colorado residential subdivision, 161 lots with potential for future expansion of that subdivision.

As you I guess as you would go up that hill and come down toward the west, back towards the highway.

And there is kind of a hill there that this wall would go on top of the hill, which would also help a little bit with visibility.

Um they've also agreed that if this was approved they wouldn't stack vehicles above five feet so that they wouldn't be visible above that wall um and then landscaping along the rights of way to make it look uh you know foot compliant but uh besides that um the applicants here if you have questions for them and I stand for any questions also any questions before we call the applicant up does anybody have questions yes sir I read over the uh uh applicant's letter that he sent in all good auto and truck dismantling etc and I noticed there that in one of these uh spots here we did indicate that there would be a roughly five foot wall or something of that there to ease the ease the pain of seeing that but then I noticed uh further into the end of the letter they said that uh there would be motor homes and trailers and things like that that would also be stored there.

Now those are definitely more than five feet tall.

So uh we have a little dichotomy here between the height of the wall single stack and then the objects that could possibly be put in there.

Yeah so they have the yard the A and G existing yard just to the south of this parcel.

So I think the other vehicles would be stored there and they've agreed that nothing would be kept on this parcel that's more than five feet tall.

I gotta make more room for storage storage and impounds and auto and to get rid of the cars so I had drove by the the property there and like you said you have that place across the street.

Is there anything you're gonna be doing with that place across the street to put a fence in or anything across the street my thing is to put a new building up and then stat also for for just towing and then put all the the junk vehicles and recycled vehicles on the other side how we get rid of them and basically sell the parts and you know junkyard stuff.

And I'm willing to like put eight foot metal fence with a nice cap all the way around you know on the rancho Colorado side too.

But either way that dirt and hill and everything's getting level because I've been kicking about three to four homeless people out of there a week.
