The Bullhead City Board of Adjustment held a regular meeting at 5:30 p.m. in the Bullhead City Council Chambers. Three board members were present and two were absent. The standard setback is 25 feet; the applicant requested a front setback of 20 feet and a right-side setback of 7 feet because a wash on the south and west sides limits the buildable area. Loera noted that the board previously approved similar setback reductions for 47 lots in the subdivision. An applicant representative explained the home would be a single-level ranch with an RV garage, and that a full 25-foot setback would remove approximately 25 by 125 feet of usable land, while reducing setbacks would provide more usable yard. Staff recommended approval. Staff confirmed notices were sent to owners within 300 feet; the HOA asked questions but raised no objections, and the adjacent lot received a similar variance in 2006.

Can everybody rise to say the Pledge of Allegiance with me, please? One nation under God, indivisible with liberty and justice for all. And do we have any presentations? No. Moving on. There's a call to the public. Would anyone like to come up and speak? Seeing no one, we're going to move on. And I'm going to need an approval of the minutes of the previous meetings. The call to order was by Jackie Adge. All in favor. Motion carries unanimously. Number two, discussion to conduct the annual review of the Board of Adjustment Commission bylaws in accordance with section three zero two of the current commission bylaws. Actually, Ms. Ms. Chair, um, what you have what was presented was a new set of bylaws. It wasn't a new set, it was coupled that with one of the changes that the city council had approved. We're gonna bring those back to you, but just letting you know the only change that was made, which is consistent throughout all the boards and commissions for the city, is that uh any board member may vote on minutes even if they were not present at that meeting. So basically, if they review the minutes and can and speak with another board member, satisfied themselves that those things are correct, they can vote on those things. So that's the only thing that was that was changed that's fairly consistent with other boards and commissions and way other places do business. That was the only change.
