Today is Thursday, February 6th, and this is the regular planning and zoning commission meeting.

Can we call this meeting to order and have a roll call, please?

All commissioners are present, except for Commissioner Brown.

So if anybody has anything they wish to speak about that is not on the agenda, now would be the time.

And item number one, approval of minutes of previous meetings.

I actually do have a correction.

On uh page three for the regular meeting, about halfway down.

It's when we we were moving on to item four, and then it says revisit item four, it should say revisit item three.

Item number two public hearing zoning map change Z24-010.

Sub excuse me.

Subdivision S24-004.

Request for approval of a zoning map change from R1L-D35, residential single family limited, with a minimum of 35,000 square feet of land per dwelling unit to R1L-D6, residential single family limited with a matt minimum of 6,000 square foot of land per dwelling unit.

And approval of the preliminary plat for a project known as viewpoint and described as portions of section 11 and 12, township 19 North, Range 22 West, Fullhead City, Arizona.

So these parcels cover about 80 acres on the south side of the city on the Royal Vista Drive, just uh south of the parkway and north of Corwin Drive, Corbin Road.

This project was brought to council back in 2008 after a few extensions.

It was abandoned and it's been brought back up by the developer.

It would consist of 190 single family lots.

So the request is to rezone from the R1L D35, which requires 35,000 square foot lots, down to the R1L, D6, 6,000 square foot lots, and to approve the preliminary preliminary plat that's in the packet.
