The Bullhead City Planning and Zoning Commission met on Thursday, February 6, 2025, at 5:30 PM in the City Council Chambers. The commission approved minutes from the January 2, 2025 meetings with a correction, and conducted a public hearing for a zoning map change and preliminary plat for the Viewpoint residential subdivision. The project had received prior approvals that lapsed in 2019. Staff recommended approval subject to eight conditions, including a requirement to record the final plat for the first phase by February 18, 2027. No members of the public spoke during the public hearing. Commissioner Don Anderson of Anderson-Nelson, representing the applicant, answered questions about lot sizes, drainage, and street connections.

One nation under liberty and justice for all roll. Okay. Now is the call to public. So if anybody has anything they wish to speak about that is not on the agenda, now would be the time. Seeing nobody, we'll close the call to the public. And item number one, approval of minutes of previous meetings. I actually do have a correction. On uh page three for the regular meeting, about halfway down. It's when we we were moving on to item four, and then it says revisit item four, it should say revisit item three. Do you see where I'm talking about? Gotta get there first. Oh on the regular meeting, not on the special meeting. Right. Somewhere in here. Yeah, uh on the is that the regular yes, about halfway down. That's the special meeting, I think. Go to the regular meeting. Keep going that way. This way. Well, the regular meeting is after the special meeting. That's it. All right, go ahead. It's not that important. It's important to you. Any other corrections? Then we'll entertain a motion. Item number two public hearing zoning map change Z24-010. Sub excuse me. Subdivision S24-004. Request for approval of a zoning map change from R1L-D35, residential single family limited, with a minimum of 35,000 square feet of land per dwelling unit to R1L-D6, residential single family limited with a matt minimum of 6,000 square foot of land per dwelling unit. And approval of the preliminary plat for a project known as viewpoint and described as portions of section 11 and 12, township 19 North, Range 22 West, Fullhead City, Arizona. Madam Chair, Commissioners. So these parcels cover about 80 acres on the south side of the city on the Royal Vista Drive, just uh south of the parkway and north of Corwin Drive, Corbin Road.
