Engineer Nick Ketcher presented responses to staff comments: reduced electronic sign area to meet code, added sidewalk connections to Gateway Trail and Jonathan Moore Pike, shifted building to reduce pavement, added landscaping, changed east entrance to exit-only, and addressed floodplain permitting. Commissioners discussed traffic flow, sign location, and landscaping. Staff added conditions: final plat approval needed; freestanding sign located on Gateway Trail (north side); use of evergreen trees in the expanded island. Motion to approve carried unanimously.
PC-26-12 and PC-26-13: Beacon Hill – Annexation and Rezoning
- Request to annex 11.9 acres at 4840 West Carlos Folger Road and rezone from AP (Agriculture: Preferred) to RM (Residential: Multi-Family). Staff found the annexation meets contiguity and service criteria; utilities can serve the site. The future land use map shows agriculture, but staff noted proximity to commercial (West Hill shopping center). Concerns raised by commissioners included road safety, lack of sidewalks, density, and infrastructure capacity. Public testimony strongly opposed high density. The applicant (Evan Klein) stated no developer is yet attached and that 297 units is a maximum possible, not a plan.
- Annexation (PC-26-12): Motion to recommend favorable to city council passed 8-1 (opposed: Dennis Baute).

Go get a buyer. And then we'll just cut my thrown in my office. I remember in August quite like this. Some of the files could be pretty big. Yeah, that's great. Monday. They they just worked once. Yeah. Yeah. And then I can't ask my wife. It doesn't look too too strenuous today. I didn't get my package. Laura didn't do it. They used to always come. You didn't get it. I don't know. They have data. You got hit worse than I was. This was sitting here forever. Talk about it. So I don't even know what's on there. Unless we want to just go by memory. Did you get rained on the did you get rain on? Because you don't look like you got rainers. Not as bad as he did. Men don't wear umbrellas. Is that the point? I mean, but you don't have air to worry about at least. That's true. Yeah, I was gonna say my mom and I say this way. We have to get you an umbrella, man. Here's the real men don't wear umbrellas. I know, but I did. They needed a lot of people. I guess that comes with that. Goodness. See, I even laid it out there, so I wouldn't forget. Oh yeah. Yeah. None in these in the package contract. Oh, but of course nobody got their package. I'm like I'm like, I don't think they're gonna have it.
