Thank you,

Mayor.

1:36

The item in front of you tonight is a zoning map amendment request that came in front of the Plan Commission last month, and it's related to a uh potential Bellmark Plant number seven expansion.

1:47

And so we've been working with Bellmark uh through an expanded and an amended developers agreement uh template that we're working through to get in front of council here in the near future.

1:55

But one of those steps is uh looking at two additional parcels um that would uh be uh added to Bellmark's current plant number seven facility.

2:03

And so that's the facility that that you see here.

2:06

The challenge with that is we always try to strive to have one zoning district per parcel.

2:10

So as those two parcels potentially could become absorbed by um by Bellmark's campus, we would like to make sure that that uh zoning uh district line does not cross that boundary.

2:19

What's important to note about this one is ultimately, let's say that doesn't happen and it doesn't get across the finish line.

2:26

Uh the changing from BP1 to BP2 doesn't really relinquish a lot of changes because the lots are already existing today.

2:32

It actually affords a couple different opportunities from a land use standpoint, but doesn't diminish the potential land uses that could happen on those two lots.

2:41

And so in hearing that, the plan commission uh heard from staff and you unanimously recommended approval of the uh proposed change from BP 1 to BP2.

Speaker 1

2:50

Thank you.
