It's on the request of Peter Grant Gambrulis representing Ivory Homes, a development agreement amendment for the big Willow Creek Phase 5 development on approximately 9.3 acres, and it's located at approximately 11670 South.

It's also known as phase five of Big Willow, which is the subdivision by Ivory Homes that wraps around here.

The land use designation on this is residential medium density, and the zoning on it already is R4.

This sixth DA amendment is being done to modify the minimum size of two lots that are located within phase five.

The original development agreement, the first one that Ivory Homes did with the city required 20,000 square foot to be located along Big Willow Creek.

There's now a cul-de-sac needed due to the approved layout and design of Jensen Farms developed to the south.

And there was also an easement that has already been dedicated for a trail and utilities that was not anticipated originally by the developer or the city.

So this DA amendment would make two of the lots less than 20,000 square feet.

Draper Planning Commission Meeting – August 28, 2025
