Approval of Minutes

Public Meeting: Somerset Ridge 2nd Amended Subdivision Plat Request
- Staff member Todd Taylor presented a request by Draper City to amend a subdivision plat to create five parcels on approximately 1.3 acres of city-owned land located at 12747 S Moose Hollow Drive and 12743 S Costanza Way (Application No. 2025-0202-SUB). The property is zoned RA2 (Residential Low-Medium Density). A non-exclusive access and right-of-way easement is required prior to recordation.
- The Commission voted unanimously to approve the amended plat, based on findings that good cause exists for the amendment and that no public street right-of-way or municipal utility easement was vacated or amended, subject to conditions in the staff report dated September 8, 2025.
Other Business
- The annual Planning Commissioner Training, scheduled as agenda item 2, was postponed due to staff illness. The Commission noted that approximately one hour of training remains for the year and will be scheduled at a future date.

We'd like to thank the staff for the preparation for our agenda and all the materials. Thank you so much for that that hard work. And um the commissioners for coming also spending your time with us tonight. Um our first item of business on our agenda is an action item to approve the planning commission meeting minutes for August 28, 2025. It's a public meeting. Somerset Ridge Second Amendment subdivision plat request. This is an administrative action on the request of Draper City, a request for approval of a subdivision plat amendment to create five parcels on approximately 1.3 acres of city owned land located at approximately 12747 south, Moose Hollow Drive, and 12743 South Constanza Way, known as application number 2025-0202-SUB. Our staff contact is Todd Taylor. So go ahead, Todd. We'll turn some time to you. Thank you. This is the vicinity map showing the subject property located south of Richmonds and east of Boulder. This is an aerial showing the city property. You can see it was a detention basin, uh private road, and um it crosses the uh Draper Canal Trail. The subject property is residential, low medium density, and is zoned RA2. This is a zoom in of the proposed amended plat showing the five parcels uh the how the city's gonna break their property into five separate parcels. Uh one of the requirements of the amended plot is the uh non-exclusive access and right-of-way easements uh be recorded prior to the recordation of the amended subdivision plat. Uh and this is part of the uh development agreement that has already been approved for the subject property. Um that concludes my presentation and I'm available if you have any questions.
