This is applicant Mendicota Animal Hospital for approval of a conditional use permit. And I understand, Ms. Duciak, you're going to be presenting for us today. Yes, thank you, Mr. Chair, members of the commission. The applicant is requesting approval of a conditional use permit to allow a veterinary clinic on property located at 2781 Pilot Knob Road. The half acre property is developed with a 3,067 square foot building. It was platted in 1999, and the building was constructed the following year. The property is zoned neighborhood business within which animal clinics are a conditional use. The ordinance does not identify specific criteria for this conditional use. The building is located west of center on the property with parking to the east. Access is from Pilot Knob Road, which is a county roadway. An eight-foot trail is present along the west side of Pilot Knob Road on the frontage of this property and connects to the regional trail system about one quarter mile to the north. A ground sign is located south of the driveway. At the time of plating, half right-of-way was dedicated along the west edge of the site, intended for a future extension of Egan Woods Drive, which has not occurred to date.
