And our first item, which is item two on the agenda, is the parks third edition.

This is a request for a conditional use permit to reduce the uh the telecommunication support structure setback requirements for a uh for a facility in a limited commercial uh zoning district.

And uh, this is specific to the setback for the pole itself, which uh encompasses uh like a cellular network uh infrastructure antennas and things like that.

And just to orientate where the uh the project is located, uh this is the Ascension or Sanford South Clinic over here to the east.

Uh Censure Medical Center is over here on the west, the side.

And then uh 25th Street South is to the east and 32nd Avenue South, just to kind of orient where this is located.

And actually, this is just a portion of uh that lot one is where the proposed condition use permit would be located, which is just this uh small parcel here.

And this is facing north uh towards thirty second from thirty third Avenue South.

And again, these are the the existing uses here in the adjacent properties too are utility uses.

Um I think they're all telecommunications uh utilities, private utilities.

And uh it's just the again, this condition use permit would just be for this first uh parcel here on the corner.

And as mentioned, zone limit commercial, which is uh which is allowed uh a TSS structure is what we call it, um up to 50 feet on this type of a zoning.

And then here is the site plan uh provided by the applicant.

This shows the approximate location of the pole itself for the telecommunication structure.

And again, the requirement is that this is 200 feet setback from any residential property.

So you can kind of see the residential homes on the south side here, and uh, and that's the reason for this condition and use permit.

And this actual location is updated from the applicant, it's actually a little bit further east to meet setback requirements for the right-of-way on Ruth Drive.

And then here's the elevation, just kind of showing a cross section of where the uh monopole is for the TSS structure, and then showing it in relation to the existing residents to the south.

Um, so usually when we think of you know cell towers, we think of these monstrosities.

And this one, again, with 50 feet, it's pretty comparable or uh moderate in scale to the surrounding context and and buildings.
