Good evening, ladies and gentlemen, and welcome to the August 11, 2026 Planning Commission meeting.

The Planning Commission is comprised of a group of volunteers appointed by the mayor who offer diverse expertise and perspectives guiding the development and growth of Fort Smith.

This evening, the Planning Commission will be reviewing the following items: a preliminary plat, rezonings, master land use plan amendments, development plan requests, and a remote parking agreement.

The Planning Commission's actions this evening on the preliminary plat development plans and remote parking agreement will require a majority vote of those members present and voting and will be final unless an interested party appeals the decision of the planning commission to the City Board of Directors.

The master land use plan amendment and rezonings if receiving approval of the planning commission with the required minimum of five yes votes will also be presented to the City Board of Directors for their review at their September 1st, 2026 meeting, which is at 6 p.m.

Uh preliminary plat, uh 81 South.

Um the subject property is located on the south side of McClure Drive, east of uh Mazard Road and contains approximately 12.6 acres with approximately 875 feet of frontage on LaClure uh Drive.

The proposed plat consists of 44 single family residential lots and a lot containing a neighborhood amenity center uh with a clubhouse, uh pickleball courts, and parking lot.

Uh the subdivision uh will have private gated streets with two intersections on McClure Drive, a private uh storm uh water detention pond is on drainage easement, will uh occupy a portion of uh track A.

Uh the 81 South preliminary plat was initially approved by the Planning Commission back in December of uh 2022.

Uh due to a local housing uh market condition, uh no final plat was produced.
