The applicant's representative described the proposal as a one-story, 22-by-26-foot attached two-car garage. The property is 100 feet wide, compared to the 200-foot R-40 standard. The required side-yard setback is 25 feet; the proposed setback is 9.33 feet. The required total of the two side-yard setbacks is 75 feet; the property is already nonconforming at approximately 60 feet, and would total 41.63 feet with the garage. The applicant stated that a prior owner had obtained a variance for the same scenario, but it was not acted on and expired before the current applicant moved in about 10 years ago. The garage would be used for vehicles, lawnmowers, snowblowers, and outdoor equipment, with nothing flammable. It will have electricity and no plumbing.
