A request of demolition review has been submitted per section 423 of the land management code for a dwelling at 912 Seminamole Road.

Planning staff have to has determined that the structure is in whole or in part 50 years or older.

Based on this evaluation, the Historic Preservation Commission is charged with determining if the property is potentially eligible for individual historic designation.

A property is eligible for designation for historic preservation overlay.

If it is at least 50 years, retains historical integrity and meets one of the following criteria listed in the memo.

    • HPC25-33 (512 N. Market Street) – Rehabilitation: Applicant proposed replacing existing siding with composite material. Staff and commissioners encouraged using wood siding, noting available tax credits. The applicant will revise the application to use wood siding and provide additional documentation.
    • HPC25-53/55 (203A W. South Street) – Demolition and Addition: Applicant proposed partial demolition of a 1940s rear addition and a portion of the original rear wall to build a new two-story addition. Commissioners generally supported replacing the addition but were divided on removing the original rear wall. Staff recommended retaining the wall. The applicant will consider revisions and may return for a future hearing.
    • HPC25-56 (111 E. Second Street) – Rehabilitation: Applicant proposed replacing a 1960s retaining wall with stone from the site and adding a decorative iron railing. Staff noted the railing may be considered a fence requiring planning commission approval. The applicant agreed to separate the railing component and seek that approval separately. The stone wall portion was well-received. The applicant will submit a revised scope without the railing.
