Before we get started tonight, I'm gonna give you a little bit of background about the planning commission and the procedures that we're gonna follow tonight.

Members of the planning commission are all residents of the city and are volunteers appointed by the mayor and the board of aldermen.

The commission is made up of five regular members and one alternate.

Its powers and duties are signed by the Charter of the City of Frederick and described in section two oh two of land management code.

Um all of tonight's cases have been appropriately advertised pursuant to Section 301 of the land management code.

Um the case the way that we're gonna do the cases tonight is that we will first have an introduction of the case, then the presentation of the case by um and their initial recommendation by staff.

This is a request to extend the approval period of both the combined preliminary plat and final site plan as well as the APFO certificates for park view, which is an 11-lot single family subdivision off of Carroll Parkway.

This plan was approved on November 8th, 2021 by the Planning Commission, and the three-year clock on both applications, both the plan and the certificates began ticking on that date, bringing us to November 8th, 2024, by which time the applicant has to have received a building permit to kind of vest those approvals.
