Evening Plan Commission, Trey Meyer Planner. On the agenda this evening, property owner Robert Awson has submitted a request for a conditional use permit amendment to construct a building expansion at 405 South Arch Street. The subject property is located along the east side of South Arch Street, south of West Court Street. Existing land uses and zoning classifications surrounding the property include existing industrial development to the north, which is zoned M2, Westlake Pipe Fittings to the west across South Arch Street, which is zoned M1. A mixture of developed and undeveloped industrial land to the south, which is zoned M1, and residential development to the east, which is zoned M1 and R2. Subject property is zoned M2, General Industrial District, and concrete products castings are listed as a conditional use in this district. Therefore, Plan Commission review and approval of a conditional use permit amendment is required for the project to proceed. The existing business has operated in this location since 1993, and expansions have occurred in 1995, 1997, 2002, and 2014. As noted in the staff memorandum, city staff recommend that all previous conditions associated with those approvals remain in effect as they remain valid for future operations and have not prevented successful operation of the business. The proposed project consists of constructing an approximately 4,032 square foot building addition to the existing 14,000 square foot building on the site. The additional area will be used primarily for concrete form storage and production. The applicant has indicated that the addition will not result in an increased number of employees but will allow for additional capacity for business production and storage. The addition will resemble the existing building's architectural style and height with vertical metal panels making up the building's exterior and standing seam metal roof. Additional improvements to the site include new landscaping, new paved area adjacent to the building addition, and a new storm sewer connection to facilitate storm water drainage. Staff completed the requisite public notices associated with this request and were not contacted by the public.
