The uh three text amendments that the planning commission heard uh previously on uh July 17th were approved by council, and there's 30-day wait period before they take effect, but uh there believe they're gonna have a significant impact on uh small lot development.

Um the Bahama Avenue Major General Plan Amendment and the Bahama Avenue rezone uh projects which were put forward to council were polled a week before they were due to be heard.

Uh not permanent, this was a temporary poll, so they could continue to study their uh project in light of the comments that were received from the public.

Lake Havasu City Planning and Zoning Commission Regular Meeting - August 21, 2024

The Lake Havasu City Planning and Zoning Commission met on Wednesday, August 21, 2024, at 9:01 AM. ID 24-4423 – Minor General Plan Amendment for 2540 Plaza Hermosa

  • City Planner Trevor Kearns presented a request to change the Future Land Use Map designation for a 1,054-square-foot portion of the property from Open Space and Park (OSP) to Low Density Residential (LDR). The property owner purchased a strip of land from the adjacent golf course and combined it with their residential lot, resulting in dual designations. The amendment would align the land use designation with the existing residential lot and permit residential uses prohibited under OSP.
  • Applicant Stuart Schmeling (on behalf of the property owners, the Buckles) indicated the staff report adequately explains the request and had no further comments.
  • No public testimony was offered.
  • Motion: Commissioner Ballard moved to recommend approval; seconded by Commissioner Dzuro. Passed 7-0. The item will be heard by City Council on September 24, 2024.

ID 24-4425 – Rezone for 2540 Plaza Hermosa from Golf Course to Residential Estates

  • Mr. Kearns presented the companion request to rezone the same 1,054-square-foot golf course portion from Golf Course (GC) to Residential Estates (R-E) district to match the rest of the lot. This would allow the property owner to use the added land for residential purposes and accessory structures and apply R-E setbacks. The rezone complies with all required findings of the Development Code.
  • Commissioner Diaz noted that similar rezones for golf course land purchases have occurred before, allowing property owners to fully utilize purchased land.
  • No public testimony.
  • Motion: Commissioner Ballard moved to recommend approval; seconded by Commissioner Dzuro. Passed 7-0. To be heard by City Council on September 24, 2024.
