The applicant requested one exception to add "Single-Family, Detached" as a permitted use in the MU-G district. The project includes HOA-maintained amenities, private streets, and a landscaped detention basin. Commissioners discussed parking, traffic studies, and target audience. The developer noted units would be 2,300-3,000 sq. ft. with prices at $300-400/sq. ft. The commission voted 7-0 to recommend approval.
