He said the plan provides 34 acres of open space (37% of the site) versus an 18.2-acre requirement, an 87% increase in open space, 2.3 acres of parks and paseos, 939 automobile spaces and 45 boat/RV spaces, 57% above the 627-space minimum, and that the city's Second Bridge Feasibility Study projects 68% traffic capacity through 2045. John Berry (Berry Riddell) apologized for and corrected the out-of-state LLC registration issue flagged by Vice Chair Wilson, stated they filed with the Arizona Corporation Commission, described water pressure and Nautical Estates improvements, and estimated the investment at approximately $398 million; anticipated phasing is resort first, then housing, then retail.

On September 23rd, the City Council approved the planned development rezone for the La Fortuna Barn Caves. The general plan has two upcoming workshops.
