For a variance to be granted, the board must get sufficient information from your presentation to determine if your property meets the practical difficulty test.

So we are looking to uh we've designed a single family house uh for this funky parcel.

Um the uh the owner came to me originally.

He had had conversations uh briefly with the city to looking at can we do something here knowing there are some setbacks clearly it was going to need some variances which uh as we laid out and came up with the design.

Um with discussions we say we had 50 yard 50 foot setback from Clifton, a 50 foot setback for uh building front line off of forest.

And then of course, uh typical for this district is the uh 1010 with a Mac a uh up to 25 for the side yards combined 25.

Um so with this, uh what we are asking because the width at the top is pretty much 53 foot.

Um we looked more at trying to fit within a more standard side yard setbacks that exist.

Looking at the 10-yard or the 10-foot and the 15-foot combination part that is typical driveway because it's laid out the other sites on here.
