So tonight we have one item on the agenda. It is 1384 Bonneview, conditional use, dog grooming. And so that location is just off the commercial corridor. Turn on my local page. So the conditional use, you have to meet the general conditions as well as the specific conditions to grooming services. The property is in the C2 commercial retail district. And there again, the property is highlighted. It's about a thousand square feet, a small retail space. And there you can see that it's adjacent to the C3, and there's C3 across the street as well, just uh on the other side of Cordova. So it's in the C2 with C3 adjacent. And R2, of course. And so I think the previous, the most recent use was uh an antique store or something similar. Um the applicant, uh Mariah Murphy's written a letter and she'll be here tonight to represent the application. Um so she currently has a dog grooming service at Pet Trunnel store and has been there for nine years. Um she has also gotten a lot of petitions signed by her current clients. Um she makes the case as does the city that some of the current requirements for the special uh grooming conditional use are outdated and in need of being updated. Uh they're a bit onerous for the use type. So I'll go into that a little bit. Um, you know, the her operation is planned and being very small. She's going to be the sole um employee. So she and her daughter will do all of the grooming, so it's like a one-to-one service, and this is a photo of the space, a very small space. And that the property owner supports the application. Um there were eight pages of client support, so a very strong uh showing from her client base that they would like her to operate. Um the general standards, so we've highlighted here uh what we believe are the most applicable, um, that the use is consistent with the general objectives of the zoning district. Um the use will not be detrimental or endanger the public health safety or general welfare, will not change the essential character of the general vicinity, will not be interested, the uses permitted by right, and will not impede the normal and orderly development of uses permitted by right. Um here are here are the specific conditions. Um one is that there shall be four off-street parking spaces for each veterinarian or groomer practicing at the location.
