Hi.

Hi.

1:00

May we have the opening remarks.

1:03

Welcome to the Board of Building Standards Architectural Board of Review Sign Review Board.

1:07

The purpose of the architectural board of review is to protect the value, appearance, and use of property when buildings and homes are constructed or altered.

1:15

In approving building plans, the board will take into consideration development of adjacent buildings and properties.

1:21

All applicants as well as those members of the public who have come to offer comment when asked to come to the podium, please print and sign your name on the Oath sheet and then clearly state your name and address into the microphone for the record.

1:32

Please stay close to the microphone so we can capture an accurate record of all discussion.

1:37

For those members of the public who have come to speak on a given proposal, we ask that please keep your comments within five minutes to allow everyone an opportunity to comment.

1:47

Questions and comments should be directed to the chair who will compile them and provide them to the applicant for discussion after everyone has had the chance to speak.

2:39

2:40

All those in favor?

3:11

We will conditional we will um summary approve this with the condition that any additional window signage would need to be approved separately but by this board prior to installation.

3:21

Can I get a second?

3:22

Second.

3:23

All those in favor?

3:59

Um sorry, are you the applicant?

4:02

Okay, yes, please come forward.

5:08

I'm sorry, who was that letter from?

5:10

That was from uh the church.

5:13

The church.

5:14

Okay, but not the data.

5:15

Got it.

5:15

Thank you.

5:34

So we had discussed this at pre-review, and we thought um most of the signage looked appropriate.

5:43

Um except for the sign that you just referenced that is on the wall close to the detailed brickwork.

5:49

We thought it seemed a bit redundant.

5:52

Um the placement doesn't seem to have much relation to the building.

5:57

Um and it also we think distracts a little bit from that brick detailing.

6:02

So our recommendation was to remove that sign and keep the other three signs.

6:09

Um was the applicant open to that suggestion?

6:21

Since two things.

7:13

That's one of the part.

7:43

I I would say I still have some concerns with that one wall sign, especially uh it's an ACM panel just adhered straight to the brick.

7:52

Is there any frame or anything?

8:00

I think it needs either reproportioning different placement, some kind of detail that makes it look like it's less just stuck on kind of arbitrarily.

8:11

If they they really feel like they need that signage, they I think they are within their square footage, but I don't believe that that the design for that particular sign is compatible with how it's shown on the building in in this proposal.

8:27

Yeah, I I agree.

8:28

I mean, I think you know, knowing I I take my kids to the playground that's directly adjacent to this all the time.

Board of Building Standards, Architectural Board of Review, and Sign Review - June 11, 2026

The meeting was called to order at 10:45 AM on June 11, 2026, with roll call. One member (Mr. Slaughterbeck) was absent. The board addressed several agenda items including sign approvals, garage replacements, a new home construction, and a residential alteration. The meeting included public comments and multiple votes.

Consent Calendar

  • Approval of Minutes (May 14, 2026): A motion was made and seconded to approve the minutes. One member abstained due to absence. The motion passed.

Public Comments & Testimony

  • 15431 Edgewater Drive (House Elevation Change): Doug Nyland (neighbor) expressed full support for the applicant’s work, stating the house is an incredible enhancement to the neighborhood. Mark Reinhold also spoke in support, noting the applicant’s significant investment and suggesting possible small modifications to satisfy the board.

Discussion Items

  • Church Sign (Applicant not named): The board discussed a wall sign near detailed brickwork. Members found the sign redundant, poorly placed, and distracting. They recommended removing it and suggested a small monument sign for wayfinding. The board deferred the application to allow the applicant to revise and resubmit all four signs.
  • 1745 Lake Avenue (Garage Replacement): The applicant presented a new garage design, noting the existing garage is collapsing. The board praised the design and materials. One member questioned the garage door width (11 ft vs. 12-14 ft). The applicant stated they would likely use a single 11-ft door. The board approved the project with conditions: final door size to be submitted for administrative review if changed, and gutters/downspouts must be included per the rendering.
  • 17212 Riverside Drive (Garage Addition with Artist Studio): The applicant revised the design based on previous board feedback, adjusting the roof pitch and centering a 12-ft garage door. The board found the changes appropriate and proportionate. The project was approved with a condition that a garage door cut sheet be submitted for administrative approval.
  • 15431 Edgewater Drive (House Elevation Change): The applicant requested approval for changes made in the field (e.g., columns, brick, window dimensions, siding) that deviated from previously approved plans. The board expressed concerns about multiple unapproved modifications and the lack of accurate as-built drawings. The board deferred the item, requiring the applicant to submit complete drawings of the current state for a new approval process.
  • 13428 Madison Avenue (Edward Jones Sign): The board initially summary approved this sign with no conditions, but later the applicant presented a revised sign with smaller window graphics. The board noted the signage still exceeded allowable square footage (window signs at 15% of window area, total signage limit of 23.25 sq ft). The board deferred the item, requesting the applicant to further reduce window graphics and submit a revised proposal.
  • 2104 Marlowe (Garage Replacement): This was a straightforward replacement of an existing garage in the same location and size. The board approved with a condition that new exterior materials match the existing house.
  • 1109 West Forest Road (Porch Addition): The applicant revised the porch roof pitch to match the house (3:12), allowing asphalt shingles. The board approved as presented.
  • 1518 Hopkins (New Home Construction): The applicant proposed a 1,500 sq ft starter home. The board had several comments: porch columns were too narrow (needed to be thicker and match the detail drawing), windows needed to match on all elevations, left-side elevation needed more windows, window alignment on the front facade needed adjustment, and materials/colors needed to be specified precisely. The board deferred the project for revisions.
  • 13359 Madison (Mural Communication): The board received and filed a communication regarding a mural. No action required.
