The board vacated the rejection motion and allowed withdrawal.

WDRC Item 4: New Construction for Brooker's Corner at 301 Northwest 25th Street
- Project: A two-story, 4,500 sq. ft. building with four retail spaces (gallery, boutique, food and beverage) on a corner lot. The building uses 26% of allowable floor area, with no on-site parking required. The design includes flared columns for art treatment, meeting 24% art coverage at street level (exceeding 20% requirement) and 41% total facade art (exceeding 25% requirement). Art consultant Aramis Guterres presented a mural concept by local artists We're Nice and Easy, featuring a sunset-on-water motif to cool the pedestrian experience.
- Discussion: Board members praised the team's effort but suggested enhancing the landscape to tie into the art and considering tree canopy for shade. Member Zion noted the art was too subtle and recommended a more prominent mural. The architect pointed out a code conflict between glazing requirements and art space.
